I'm seeing mixed reviews, but not everyone has the same experience. I was ready to give them a try until I went to their website to retrieve the confirmation. You have to "agree" to their stated terms before it lets you go any further.
I cannot agree to their no-sign fees. $30 and $40 for e-docs if it doesn't close. I guess the question is - what are their pkgs like and has anyone had several that didn't close? I will accept 1/2 fee for my normal bread and butter companies because I know that no-signs are few and far between. But to accept anything lower than 1/2 is, IMO, asking a bit much of us. Can anyone shed some light on them for me? Thanks |

| | FYI- SS# on Payroll Checks Posted by Linda Juenger at 12/12/2007 11:10:00 AM | Just got an e-mail from Quickbooks stating that some states have enacted where it is illegal to put employees Social Securty # on paychecks. These states are Maryland, Arizona, California, Michigan and Oklahoma. Texas is in the process of enacting this also.
I realize we don't have payroll taxes taken out of our checks and are not listed as "employees" of the companies we work with, but our spouses or other jobs may issue payroll checks with this info on them. It is illegal to do this anymore and another measure to prevent ID theft and fraud. |

I don't think so. The General Closing Instructions talks about Execution of Documents and Recission. This I can understand and agree with. Then it states about Surveys and Hazard Ins. This I do not agree with. Can and will not sign. The Specific Closing Instructions states loan terms, payoff requirements, title ins requirements and escrow. I can not and will not sign this. Anyone else seeing this? A first for me. Sorry if this has been discussed before.

I get a handwritten confirmation that I cannot read the borrowers last name. When I called the borrower to confirm, I apologized profusley (sp) that I cannot read her last name and call her Mrs. xx. I had to call her by her first name. I'm also to call the LO after the closing to give him an update and I can't read his number either. This confirmation is so very sloppy, I almost called and declined it just because of that. Just ticks me off that we're supposed to be neat, accurate, punctual, don't make a mistake, kiss my b*** and I get something like this. Just venting. Thanks

| | Reverse Mortgage Question regarding Exhibit A Posted by LJ at 11/25/2007 3:16:00 PM | Had my first RM that didn't close. This was due to the legal description of the property. This particular gentleman wanted the RM on his home and 10 acres surrounding it. The Exhibit A read the 10 acres PLUS his 42 acres of farmground. He does not want a lien placed on the farmground. The appraisal was done on only the 10 acres and this is what the loan was based on. My thoughts on this are: The 10 acres plus the 42 acres are recorded as 52 acres at the court house. In order for him to do this the way he wants, these acres need to be recorded separately. Is this correct? He was very upset and refused to go any further. |

I call it the Truth under Oath service, designed to provide the truth for those who need it. What I'm alleging is that perjury is now obsolete. I believe now that people cannot lie under oath because of me, but there are conditions that affect how it works. So I'm hoping to find Notaries who will help me do the research. The challenge is to sign the document below, by a notary public. In other words, beat the service. Get any/all signatures. My service is that I will prevent you from notarizing the questions below. If you are a notary public, get somebody to sign it in front of you, and you notarize it, then you win. Try it on a friend, husband, wife, customer, workmate, etc. - somebody over 18. Get them to sign it with your notarization, for any/all the tests, per the instructions, and you win.

They bring their own 2 little ones which are 1 1/2 & 4. They are constantly running and chasing them everywhere. The 4yr old kept running to the automatic door and running outside. There is no way these borrowers took 1 word in that I said or showed them. Thankfully they didn't have any questions and the loan seemed to be fine. I was very patient with the situation although it took forever. I started out filling in all my notary stuff and towards the end, I just flipped the pages and finsished my stuff at home. Don't like to do that, but this situation warranted it. Too many distractions for everyone. I wish the borrowers would please get a babysitter to do the one of the most important transactions in their lives. I'm not usually a complainer as I have closed many a loan in odd situations and places, but this one was a little ridiculous. Just venting. Thanks |

Is this the correct thing to do and is it our place to do so? Just wondering what others have done. |

| | Date Stamps Posted by LJ at 10/6/2007 1:49:00 PM | I have been requested twice in the last week NOT to have the borrowers date ANYTHING, not 1 thing. They will use a date stamp when they get it back. I have also had one this week that already had the date stamped on every document (except my notary part of course). Having the date already done is nice for the borrowers.
I don't have a problem with the docs already date stamped for our signing date, but not having the borrowers date anything at all and leave all dates blank while at the table is a bit risky I would think. Have others had this and what do you do? I personally wouldn't like to sign anything that someone else could put any date on it they wish, whenever they wish.
I had a borrower "overwrite" on a date one time and had to go back to get it re-signed and re-dated. I also have companies that tell me "please don't miss any dates". Conflicting to say the least. |

One would have to be in the militiary to have this form of ID, right?. Am I correct in assuming that this is ok. E-mailed title to be sure this is acceptable. IL state law states proper id should include a photograph and signature. This VA ID has this so I'm sure it will be ok.
Has anyone ever run across this before? Has anyone else accepted a VA ID? |
