I did my first FHA closing today, even though I have been doing closings for 18 months./
I could not believe all the paper and so many were duplicative with just some wording changes.
Unfortunately with the market what it is I may be seeing more FHA work.

Posted by bowie_MD at 10/17/2007 7:15:00 PM | I am going to do a refi closing where the husband and wife are both on the docs. the husband will be at the table and I will witness his signing and notarize his signature. then then docs are being sent to the wife and she will sign and a NSA will witness and notarize her signature.
the TC said for me to just write a statement on the jurat or acknowledgement that I am just notarizing the husbands signature
has anyone ever encountered this?

Posted by bowie_MD at 9/28/2007 8:07:00 PM | what do you do if address on license differs from address on docs which is where borrower now lives. They moved and have not notifed MVA to obtain change of address card.
TC I work for says they assume the address on the license matches the docs and thus is their current address. So do you question the borrower as to when they moved and if it is longer than the 30 days allowed by MVA to notify of the change then you adjourn the signing because they do not have matching addresses?

Posted by bowie_MD at 8/15/2007 9:00:00 AM | I did a refi in Maryland (for a CA SS) back in December. There was a quit claim deed that did not have an Acknowledgement on it. I called the SS and they told me to attach a loose Acknowledgement, which I did. Now the TC says that the state will not accept it so they typed an acknowledment on the bottom of the deed with the December date and want me to notarize it. I assume this is back dating and thus illegal.
Any suggestions for what to tell the TC, as to how they should handle it?
