Gov't cut of interest rate, lenders & creditors

WOOHOO! Smile Ben cut the interest rate by another quarter. So where does that leave US as mobile closers? I fear not any closer to the "glory days" as before. Lenders are still going be very wary of those borrowers with low credit scores and non-verifiable income. And what about getting a decent appraisal? In my "neck of the woods" (or my part of the Mitten), foreclosures abound which means the property values are taking a nose-dive.
I have been hearing rumors that CW is going to help those with ARM'S by doing modifications of the Note....let's all hope so.
I have been seeing more & more lenders WILLING to work with borrowers who are having problems.
All it takes is a phone call to the creditors, and it's amazing how willing they are to work with people. (Now.. not so in 2006-early 2007). I myself found myself in a position where I had to call my creditors, and I was so surprised how willing they are to work with me..even lowering my interest rate. (All is MUCH better now for me).
If the FEDS do step in to help those who are far, far behind...we need to take a look at history and see that when the gov't DOES step in, things seems to turn around. Uncle Sam isn't the bogeyman..at least not all the time. Smile
 
 
More mortgage woes

Countrywide is going to lay-off about 12,000 people, and Stewart Title is losing mighty big bucks on the title end of things.
It is going to get harder and harder for people to get loans with lower credit scores, and alot of lenders are going to want the borrowers to have 2-3 months of income in a bank account before they will lend.
The predictions from the mortgage world is this is NOT going to turn around until about 2010.
We are going to see the closings dwindling even further down. Frown

I just got off the phone with one of the companies I do inspections for, and she was telling me that she had several areas that were not covered.
Since our business has taken a "nose dive", I suggested she come to this website to find a notary who would be willing to do inspections for their company.
She told me that my lead for her was the best lead she had gotten in a long time!
I told her she could find a notary in all the states, and hopefully, she will find GOOD ones.

Getting docs late

As we all know, getting a re-finance isn't as easy as it used to be. And with that thought in mind, WHY oh WHY can't the lenders get the docs out in a timely fashion? It's not like there are 1000 to do a day anymore.
And little do they know how scary that is to the borrowers! I have been late to THREE closings this week because of getting the docs late. And I mean late.. as in 2-3 HOURS late.
The one closing almost didn't close because the borrower was scared he was getting into a "Bad" loan.
Little do the lenders know that they themselves look BAD when we arrive late because we didn't get docs in time. I'd be scared too, if I was told "you're going to close at 3 pm", and the notary arrives three hours late because of not getting docs.
I wish there was a board where we could post back to the lenders and let them know what message they are sending when docs are late.
 
 
The Meltdown of Countrywide

Since they have laid off over 12,000 employees, it's been nothing but problems trying to get docs. They weren't always the speediest anyway, but now it seems to have gotten worse.
Last week I had a closing for them and the non-borrowing spouse had a fifteen minute window in which to sign. I let them know at 9 AM I needed docs at a certain time, called again at 1 pm, then called again at 2. (Needed docs by 3:30 pm).
At 3:40 pm, CW rep calls me and tells me they don't have docs all done, and I explain again to her about the 15 minute window. She tells me, "We'll have to find another notary". I tried my best to get her to understand we had a 15 minute time LIMIT and no way can I make the closing on time for this guy. She keeps telling me, "we'll have to find another notary". I finally gave up on her, and told her "go ahead.. I cannot make it there for him unless I left my house 20 minutes ago".
2 hours later she calls me and asks me if I can do the signing the next day, as the borrower's spouse only had 15 minutes in which to sign yesterday. Geez.
Last night was to have been at a closing at 7 pm...guess what time I got docs.... 8:45 pm.
This is AFTER the loan office called me at 4 pm to confirm I was going to do the closing... once again, told him what time I needed to leave by and was assured I'd have docs LONG before I needed to leave.
It's sad to see a top company fall apart so badly...it makes us & the title companies look bad when the lender can't get it together.

The only website to sign up on was the NNA
E-docs weren't even thought of
Faxing back documents was the "norm"
Turning down closings because 6 in one day was enough
There was only a handful of signing agencies
You'd be ask to travel quite a distance for a closing because there wasn't another notary in the area (And got paid handsomely to do so!)
A typical day was working from 6 am to 11 pm.. or later
ARMS were unheard of
We were a few years younger Smile

Hurray for you for taking the "leap" into being your own boss.
If you REALLY want to keep up with the times and the trends, make darn sure you keep a close eye on the Federal Reserve interest rate and the trends in the housing market.
Before you hang out your "shingle", check here to see how many other closers are in your area. Your competition has probably been at this for several years.
READ THIS board daily, and please don't post a question before using the search button.
This is one of the BEST websites there is, and there's lots and lots of very smart, business savvy people on here.
And oh yea.. good luck! Smile

Downward spiral of our workload

Folks, I'm afraid it's going to get worse before it gets better, and that's quite a scary thing for those of us who are full-timers at this.
I had a woman contact me yesterday who is a "new" notary and wanted to know which websites to sign up with. I felt bad discouraging her, yet on the other hand, she had no idea what was going on in the mortgage/real estate world.
I'm hearing horror stories of notaries and people at title companies who are filing bankruptcy and being foreclosed upon. Frown Frown
I am trying my darndest to break into new avenues of business without getting caught up in the "work at home" business scams.
Anybody else going into other avenues? And if so, could you please PM me with your ideas/thoughts?
I hate to see our industry fall by the wayside, but it's not a pretty picture out there. By this time of the month, I should have done at least 20 closings. I've done ONE and I am the only mobile agent in my area.
I hope we can all stay afloat during these VERY trying times.

Did a new purchase for a newly divorced woman today.
When it was all signed and sealed, I handed her her set of docs and said, "Here is your package, I know it's rather large".
Her comment back to me: "Been a long time since I've had big package." Smile

CW is implementing a new program to help their bo's. If someone is on foreclosure with CW, they are going to be re-writing the loan with a 30 yr note instead of foreclosing on the bo.
Hopefully, work will pick up.
Right now CW is soliciting lo's to help with this.
 
 
A "No No" for copies

My son re-fi'ed his house, and since I was not able to be the signing agent, I went over to his house after the closing. (Per his request).
The signing agent had printed his set of docs all on LETTER sized paper. YIKES! He informed me the set he signed was on legal.
For the newbies... ALWAYS print the bo's copy on the same set you have them sign. If errors are made, you can always pull the doc from the bo's set to send in.
JMHO.
