NC Driver’s Licenses
Posted by NCsignguy at 10/8/2007 8:58:00 AM
Anyone who has an NC driver’s license knows after a 2 years it can be tough to read. I know I have had mine for 2 years and the numbers are fading which brings me to my question. When the numbers are fading and you can’t read critical parts of the drives license what do you do if they have no other government issued ID? This only seems to be an issue with NC because of the poor quality of the driver’s license.

Notary Fee question
Posted by NCsignguy at 9/21/2007 8:43:00 AM
Please don’t reposed with “what ever you think a fair fee is for your work it your business”.
Here is the question, if someone call you to notarize 1-2 signatures, 1-2 pages and you need to travel to there house 10 minutes both ways what is the fee you charge? I won’t leave my house unless I can get 50.00. When I tell people this they say aren’t you only supposed to charge a dollar or two? I don’t really care to go into the entire detail of travel time, gas, signing my journal etc. My theory is if I call any other professional to come to my house the minimum they charge is 50.00 just to look at and issue. What does anyone else charge for just a notarization?

Other income streams
Posted by NCsignguy at 9/5/2007 10:42:00 AM
I was wondering if anyone has found a way to replace some of the income that has been lost due to the slow down. I have tried marketing field services, personal notarizations and car title notarizations (up until a few months ago I would turn down). They have replaced some of the income but I seem to be working harder for less money. I am looking for suggestions along the same line of work. Other may have luck working at a store, pet grooming or baking etc (that is not what I am looking for). I am looking to keep my notary business, so I am looking for business that need a notary or a business that requires some traveling and a professional person to show up and do some work. Ideally I would still like to be an independent contractor. Anyone have any ideas? Thanks

The FHA loan from 12/10 that just won't go away!
Posted by NCLisa at 12/18/2007 8:27:00 PM
I mentioned last week that I did an FHA closing in which the borrower signed at least 200 pages. I got a call on Wednesday that they didn't send the broker docs, and they would email them to me and let me know when the appt. was. I agreed, and we decided on a fee. I didn't hear from them again. I get a call at 6pm yesterday, asking where the docs were. I explain to the TC attorney that they never followed up with me, sent me any docs, and email or even a phone call. He tries to tell me that I'm a hard lady to get a hold of, but no one from his TC has tried to call me in days. He says he'll resend the docs the other person sent last week, but there is no outgoing email to me, just his original from last Monday. So I wait while he finds the scanned file on the computer and then emails me the broker docs, another 100 pages. I go out to the BO's today. BO wants to know where his money is, I tell him he needs to talk to the TC, but they've told him the check is in the mail. The BO takes a look at the 100 pages he has to sign, and blows a gasket. It also seems that the TC sent him the same docs via DHL last week, he got them Thursday, they signed them, and dropped them off at the MB office. MB said that they had sent them back to the TC. He also signed the same docs for his MB the week before the closing. BO has now signed the Broker docs 3 times, and the TC still hasn't gotten their act together.

I had just left the borrowers home at 4pm, TC calls and asks me to fax them the entire 100 pages, I tell them that there will be a very large fee for that, and that fed ex pick up is in 45 minutes, so they either take a fax, or get the real thing in the morning. They decide on the real thing. I then tell the girl about how angry the borrower was since he signed the docs last week. Seems that not a single person at this TC has their act together, she was unaware that someone else overnighted the docs last week. I will not ever work for Kensington Title again. I've not worked with them in awhile, but seems that they are completely clueless now.

I'm sick of TC's keeping the lower paid useless
Posted by NCLisa at 12/12/2007 5:31:00 PM
employees and laying off the higher paid ones with a clue!!! I do a closing on Monday morning, 200 page FHA loan for a TC. The guy emails me 3 copies of the loan package (3 files), next email he has the huds and affs attached as 2 separate files. The loan packages were identical, same kb and all 150 pages. I print 2 copies of the loan package, 2 copies of everything else, get it signed and sent back. Get a call 5 minutes ago telling me that I'm clueless and didn't get the broker docs signed. I politely say that if they'd sent me broker docs, I would have had them signed. I get put on hold for 5 minutes, she gets back on the phone and tells me that "he" did email them to me. I reply that he emailed me 3 copies of the loan docs, and I'll happily forward her the email. I'm told that I must go back and have the docs signed, I said I will, but not for free. Was told I'd be hearing from them.

I hate when they don't do their job right, and I get blamed for it. I've also had 2 other companies send me the docs for closings that aren't mine, in other states. What is going on out there!! It's not always best to keep the lower paid employees!

Our 2nd business fits in well with NSA business.
Posted by NCLisa at 12/8/2007 3:53:00 PM
I've been very lucky, as my business hasn't slowed down. I still decided that if I expanded my daughters business so I could help her out on weekday mornings, we could hopefully make a nice living for the 2 of us. I've posted before that my daughter has a pet sitting/farm sitting business. I paid for insurance, and pet first aid and cpr certification for both of us. We've expanded the days of availability to 24/7. On school day mornings I'll do most of the pets/horses and outlying areas, and she'll do the pets and horses between our house and school on school days. And she'll offer pet taxi a couple afternoons aweek. I think it should work out well as I rarely have a morning closing before 9am.

I just revamped the hoofandpawpetsitting.com website. Hopefully the holiday season will be the start of a second fruitful business.

Just finished the NC E-Notary Class this morning.
Posted by NCLisa at 12/5/2007 2:10:00 PM
I really don't know how this will be helpful in anyway. There are about 5 different service providers, but the one that was in the class today was basically useless. The only documents that can be notarized through e-notarization are documents they provide on their website, otherwise the docs are not considered secure enough to be signed and notarized. I think this process still has a very long way to go.

Loan Docs, Dreams and Harry Potter.
Posted by NCLisa at 11/27/2007 9:56:00 PM
Last night I had a dream about magic loan documents. I accidently went to have a Muggle sign the wrong docs, docs that were meant for a wizard, and the docs just flew out of the Muggles hands and around the room. After a few minutes of flying around, they started screaming like a howler. I don't remember much else about the dream, except that I woke up thinking about the best way to store the magical docs so they couldn't escape my briefcase.

I'm sure you can figure out what books on cd I've been listening to lately.

My latest conversation with FASS.
Posted by NCLisa at 11/17/2007 3:20:00 PM
After my problem with FASS and the website last week, I asked the person on the phone who I would talk to about correcting my base fee. I explained that they keep dropping my base fee without my persmission, that they have it listed now as $50, and it has never been below $100. I get a call yesterday from someone at FASS telling me she would gladly change my base fee, but that would mean that I no longer had preferred status and could not except assignments from there online system. I politely explained that I have never accepted an assignment from there online system, and I never will because I don't walk out my door for anything less than $100. So she goes over the entire thing again, and I finally say, I don't need to be on your preferred list because if you look at my history, I only do one closing for you a month, and my fee is always greater than $100. She got so angry but finally agreed to change my fee in the system. I don't get why she couldn't comprehend this?! My fees are what I set, not what they wish I'd take.

So tired of FASS trying to get one over on me/us!
Posted by NCLisa at 11/12/2007 7:40:00 AM
I did a closing for FASS on Saturday, they met my fee. I have the confirmation stating the fee. I was not able to get online until this morning as their new system had locked me out for some reason. I finally get online, and look at the order there, and the fee is 1/2 of what I agreed to.

I emailed the confirmation back to the scheduler and asked that it be fixed in the system. I also asked why they keep lowering my fee base fee when it has never changed?! I don't do much work for FASS as they don't often match my fee, but it really isn't worth doing this for almost every closing!

Provident Funding and their insurance requirments.
Posted by NCLisa at 11/10/2007 7:32:00 AM
Provident is NOT asking for notary E&O in the amount of $500,000 per occurrence. They ARE asking for Errors & Omissions Liability Coverage (Professional Liability Coverage) or Fidelity Insurance in the amount of $500,000 per occurrence. There is a HUGE difference between Notary E&O and what Provident Funding is asking for.

"What is Fidelity Insurance?
Fidelity insurance protects organizations from loss of money, securities, or inventory resulting from crime. Common Fidelity claims allege employee dishonesty, embezzlement, forgery, robbery, safe burglary, computer fraud, wire transfer fraud, counterfeiting, and other criminal acts.

These schemes involve every possible angle, taking advantage of any potential weakness in your company’s financial controls. From fictitious employees, dummy accounts payable, non-existent suppliers to outright theft of money, securities and property. Fraud and embezzlement in the workplace is on the rise, occurring in even the best work environments.

Liabilities covered by crime insurance usually fall into two categories, although many polices combine both types of coverage:

money and security coverage pays for money and securities taken by burglary, robbery, theft, disappearance and destruction.
employee dishonesty coverage pays for losses caused by most dishonest acts of your employees, such as embezzlement and theft"

The search from toner cartridges starts again!
Posted by NCLisa at 10/30/2007 5:32:00 PM
Well the company that I've been very happy with for the last 6 months or so, started using a new company to make their generic cartridges. So far only 1 out of 6 of the cartridges has worked properly.

I'm looking for a good company that either sells BROTHER remanufactured cartridges, or makes their own generic brand compatible to the Brother TN-350. Please pass on the names/websites of companies that you think are great.

What do you tell borrowers when you know your day will
Posted by NCLisa at 10/28/2007 8:59:00 PM
be off schedule? We all know what it is like at the end of the month. I've never had a day at the end of the month where my docs have all come on time. One late closing can throw the entire day off. Having to run miles out of our way to print docs at our home or office and get back out on the road, can make things even later. What do you tell your borrowers when 1 closing could throw your entire day off by and hour or more?

I cried at a closing tonight.
Posted by NCLisa at 10/9/2007 9:01:00 PM
I did a closing for vet student at the Vet School this evening. Her name sounded familiar when I got the confirmation. I got there, we sat down, and she said I know your last name...oh, your are Kali's owner. How is Kali? I started crying right there, not hard, but I got all teary. Kali was my epileptic Australian Shepherd that I had to put down 2 weeks ago at the age of 5.5. Seems this vet student was on the neurology staff and had treated Kali many times over the last few years. I ofcourse apologized, and she told me not to worry about it, that unfortunately, it happens alot at the vet school. As I left I thanked her for being so understanding, and thanked her for helping give my dog a few more years of life than she would have had without the Vet School. This was such a weird coincidence.

There was another NSA at my 9am closing.
Posted by NCLisa at 9/28/2007 11:24:00 AM
I get to the closing, there is another NSA there. Seems the borrower had 2 CW loans, and it was put through 2 different TC's. The other NSA got there before me so she did her thing. She handed the borrower the entire pile of papers and said, sign, date and initial where needed. When the borrower was done, the NSA went through the pile, and handed the borrower back about 10 different docs for initials, dates or signature.

It was my turn. While I started, the other NSA sat there and called 3 different numbers to say the closing was completed and then listened to me. My closing went ....this is your note, your loan amount is, interest rate is, while pointing out the features she needs to look at. I tell her to initial page 1, sign page 2, etc. I tell her the title of the doc, and a brief synopsis if warranted. The other NSA starts to leave, and asks me how I can get away with explaining everything. I replied, I'm not giving legal advice, I'm just pointing out what anyone can see are the important things on loan documents. (This is your payment with escrows). She doesn't think it's right. I explain that I do know the difference between UPL and doing my job correctly.

Once she left, the BO stated that she could not wait for the other NSA to leave. That in all her years, no one had ever handed her a pile of docs and said sign, without going over at least a few details. I now know who is doing the low paying jobs in this area! BO said she was going to call CW and complain about the other NSA and give me a rave review.

Quill gave me free paper!
Posted by NCLisa at 9/25/2007 7:31:00 PM
I ordered 20 reams of legal paper from Quill. It always comes in boxes of 5 reams. UPS totally ruined all 4 boxes of paper, 2 they didn't even deliver as they reported them damaged in warehouse, the other 2 boxes that were delivered didn't even have 1 sheet of paper that could be saved. Quill refunded 100% of my money, and still delivered 20 reams of paper to me!! Nice to do business with a company that cares!

of companies I will work for. I told them up front, and in writing that my fees are 100% if a closing cancels at the table, recinds, etc. I did a closing for them July 3, and they just sent me a check for $42.50, for a closing that cancelled at the table. It was a 1st and 2nd, and my fee encompassed that, and the fact that it was in a county that my price is a tier higher, and it was a last minute rush. I've contacted them regarding the fee, and we'll go from there. I've done 2 closings for them, and when they asked me to work with them, they said payments were 30 days out, both have been 60 days. I get the impression they are having financial difficulties.

CFacts - Any luck getting paid?
Posted by NCLisa at 8/21/2007 7:34:00 AM
I did 6 closings for them in June, and they just won't pay. I now fax the invoices to them at least twice a week. Yesterday I faxed a note with the invoice that I would be filing complaints with the PA DOI, PA DOJ, the NC DOJ and the BBB. They don't return phone calls.

Anyone have any luck getting paid by them?

In response to Msg #205269, I had a Family Emergency!
Posted by NCLisa at 8/14/2007 10:46:00 AM
I printed a label on the UPS website and had the tracking info emailed to sngardner@sbcglobal.net on August 4th. On Tuesday, the 7th we received notification that my brother and niece had been in a severe auto accident in Koochiching County MN where they were on a fishing/camping vacation. We were told it was serious, and they may not make it. They turned the corner for the better over the weekend, and my daughter and I came home this morning. I had no cell service while in Northern MN. I didn't check my voice mail, as I don't know the vm phone number to call from a landlines and actually could have cared less about anything other than my family at this time.

Sylvia got ahold of me while waiting for our luggage at the airport this morning. I stopped at the UPS store on my way back to my mothers house, and the box the inverter was in was at the bottom of a pile of incoming supplies. I had dropped the box off on Saturday the 4th. They took care of it and promised it was going out today as I was to tired to even try to get a shipping discount. As for the PayPal, there is not a dime in that account, we drained our bank accounts to buy last minute airline tickets and board our dogs.

Now to go pick up the dogs from boarding, check on the horses and cats, and register my daughter in her new high school, water my mothers plants as she stayed in MN and was going to St. Paul to stay with her sister once my brother and his daughter are released from the hospital.

I don't know why you didn't get the tracking number from UPS, but I did include your email from the paypal site in it. As for my methods of doing business, I do business just fine when I'm in control of the circumestances and not UPS. I guess the people that can't get jobs at DMV are now working at the UPS stores.

I've just lost all confidence in FED EX! (long)
Posted by NCLisa at 8/3/2007 8:07:00 AM
On August 1, I dropped of 2 envelopes in one Fed Ex box, and 1 in another hours before the cut off times. Neither were picked up until the 2nd, and Fed Ex is telling me there were no problems with either truck. The woman on the phone tells me that I dropped the items off in a manned fed ex location in Durham, and I said no, I dropped them off in a box at Gateway Center in Morrisville as I was no where near Durham that day. We argue about this. So then I decide to check on what I sent out yesterday, the 2nd, in a box in downtown Raleigh. Now I also helped a friend out yesterday, and cut payoff checks, and got out funding packages in that same box which is in front of her office. Every tracking number I checked said that it missed the cutoff time and was not picked up until 10:30pm (It's a 5:30 box). I'm livid!! Fed Ex said they had no report from either truck and no problems listed, so I dropped them off late. (If I'd dropped the Raleigh's off late, how did they get picked up at 10:30?) I've always been a huge fan of Fed Ex, but this has me worried.

The ones from the 1st were handwritten airbills that were sent to me with the company name prefilled out. Could it be that the driver was lazy and didn't want to process them, and left them at a manned store in Durham for the next day?

Spousal/Marital Interest in a property can be relinquished.
Posted by NCLisa at 7/26/2007 9:57:00 AM
This is info from another post.

Most states allow for spousal/marital interest in a property to be relinquished. Property settlement agreements are made prior to divorce all the time. Often a prenup is in place that does not allow for marital interest in property owned by the parties prior to marriage. NC has general statutes that allow for this, and the quitclaim or non warranty deed must have the "magic" paragraph in it to relinquish all marital interest. I am not aware of any state that does not allow a married person to own property alone, without their spouse having any interest in the property.

Below is what I inserted in all the deeds relinquishing the marital interest when I worked at a law firm: The purpose of this conveyance is to dissolve any interest in said real estate that Grantor may have and to allow Grantee to henceforth convey and encumber said property or any portion thereof without the consent or joinder of the Grantor. Grantor hereby relinquishes: (1) All rights to administer the Grantee's estate as provided in G.S. 28A-4-1 with respect to the real estate described herein: (2) all right of intestate succession to the Grantee's estate as provided in G.S. 29-14;(3) the right to an elective life estate in the Grantee's estate as provided in G.S. 29-30; (4)the right to an elective share from Grantee's Estate as provided in G.S. 30-1; and(5) the right to a year's allowance in the Grantee's estate as provided in G.S. 30.15. Is is the intention of the parties hereto that the property described herein shall be considered separate property of the Grantee pursuant to the Equitable Distribution Act (G.S. Section 50-30 et seq) and Grantor relinquishes all right or claim to said property provided in the said act.

In NC a separation agreements many times relinquish marital interest in a property that is currenlty owned, and in any future property the parties purchase. A deed dissolving that interest will only need to executed for the current property, the agreement if recorded, covers all future properties from spousal interest. We also have "Free Trader Agreements" that get recorded that state that while married, either spouse can purchase property where no marital/spousal interest attaches.

I'm not an attorney, just worked in several real estate law firms so I know this can be done.

How many notary journals do you go through a year?

I'll be starting my 3rd around August 1.

At signing, borrower got call that her brother had died.
Posted by NCLisa at 7/18/2007 9:42:00 AM
Talk about sad! Her family was in Mexico, and the brother had been diagnosed with AIDS last year. He never went for treatment, and the family didn't tell the sister/borrower until Monday. She was waiting for the family to call her yesterday so she could talk to her brother and say goodbye, but he passed before she got that chance. She got the phone call and just broke down.

It was heartbreaking. I hope that this never happens at the signing again.

When did Progressive Closing & Escrow become
Posted by NCLisa at 7/16/2007 4:06:00 PM
a Sutton Alliance Company? I've been getting calls to do $75 Citi Helocs lately, and kept turning them down. They called today, and offered me one that was next door to my mom, so I agreed as I've been staying with her several days a week and I can walk next door for $75. Got the confirmation from Sutton Alliance and in an attachment there is a second confirmation that says Progressive Closing & Escrow a Sutton Alliance Company.

The amount of new notary directory email is ridiculous!!!
Posted by NCLisa at 7/10/2007 7:51:00 PM
I am so sick of them. It is not up to at least 1 new directory a day!! I got one this evening, and if you go to the unsubscribe page, it takes you to a page that wants all your info to unsubscribe you. Talk about annoying!!! I'm sure they'll enjoy the profanity that I used on the form rather than my name and address!!

Strange status request
Posted by NCLisa at 7/6/2007 7:35:00 PM
I get an email a couple hours ago from LandAmerica requesting the status of 2 closings. I reply that both had closed. I get a nasty email back, asking to please verify which 2 of the 3 closings had closed. (There were only 2 listed). I reply that Smith closed yesterday as I informed them in the call I made after the closing, and that Jones closed on March 27, 2007! Why in the world are they asking the status of a closing from March 27? It had recorded in April 5th 2007 so how would they not know it had closed?

Companies that "short" your check!
Posted by NCLisa at 7/6/2007 10:42:00 AM
I hate companies that do that. I've had it happen with FASS in the past, and it takes forever for them to get it together. Got a check today where they shorted me $50. I email the company with the confirmation that they sent me. I'm told they'll look into it, but they don't remember the fee they agreed to. I point out to them that it is plainly stated in the confirmation that I had attached to the email!! And this is supposed to be a "good company" to work for.

OT - I had another %$@*^%# flat tire!!
Posted by NCLisa at 7/2/2007 1:41:00 PM
This is my 5th flat tire in 4 months between 2 vehicles and my 8th in a year between 2 vehicles and my horse trailer. I'm buying my 3rd new tire in 3 weeks today!!! UGH!!! So that is 2 new tires for my new car, and 1 new tire for my truck. The little tiny tires for my Vibe are more than the big tires for my truck!!

Anyone close loans for Beneficial/HFC?

myvendersonline.com again
Posted by NCLisa at 6/27/2007 11:25:00 AM
I've been getting an email from them at least twice a week now!! There is no unsubscribe button, and I'm getting a little annoyed. I don't want to join a services auction site! I also have a huge problem when these sites don't offer good contact information, owners/officers names, etc.

Advertising - Borrowing from others
Posted by NCLisa at 6/25/2007 10:40:00 PM
I have to say that some of the notaries in my area sicken me. I found part of my website in another notaries ad on Craigslist. If these people want to advertise, fine, but at least write your own material!! Don't steal mine or anyone elses for that matter!!

Local Staples No Longer Carries Legal Size Copy Paper
Posted by NCLisa at 6/22/2007 11:31:00 PM
in the stores!!!! They only carry the multipurpose at $9.95 per ream, which is $1 to $2 more a ream depending on which Staples store you go to. The manager said "How many reams can I get down for you?" I said none, I won't be buying paper at Staples anymore. He asked why, and I said that I refused to let a retailer tell me which paper that I can buy in their stores.

Quill needs to have another sale on legal size paper!!

What would you charge for...
Posted by NCLisa at 6/19/2007 10:03:00 PM
walking around a neighborhood in 90 degree heat for 2 hours to have the residents of 17 homes sign a form that must be notarized. The neighborhood is only 1 mile away, so a travel fee isn't really necessary.
