Charging Mileage...
Posted by NJDiva at 12/5/2011 9:30:00 PM
I did closing for a local title company. They told me they pay $XXX plus mileage. I never really charged for mileage. Can someone share some tips on how to determine that number?

1) From my office to their office (14 miles) to pick up doc's.
2) Their office to the closing (15 miles)
3) From my office to their office then to the closing then back to their office?
4) $.52 a mile? (isn't that the Federal exemption amount?)

Since it was Friday, I had to make a special trip to drop the package back to them at their office today (28 miles roundtrip.) wouldn't that be considered part of the mileage calculation?

Any suggestions, experience or comments?

I just did a last minute resign...
Posted by NJDiva at 11/30/2011 10:37:00 PM
When I got there the bo stated that she signed last week but that she received a call today saying that because she did not date her own signature, the whole package had to be resigned.

She was very forthcoming saying that the notary just had her sign everything and then left. The notary said she would date them all later and notarize when she returned home.

She stated the notary claimed to be doing this for "years and years and years" so she figured it's just how it was done. I guess that explains how someone can say a closing only takes 20 min's.

I personally am not a sign and run notary. I understand some notaries are and I suppose that's your thing, I don't really care. But it's my understanding that by law, documents are to be signed and notarized in front of the signing party. Please correct me if I'm wrong.

I tried this once before being informed that all notarization's are supposed to be performed in front of the signer. What happened to me and why I won't do it again is that I made a mistake on one of the doc's that was already signed. I inadvertently stamped it upside down. I don't mind taking the extra few minutes at the table to be sure things get done professionally and to the best of my ability. Fortunately, if I happen to make a mistake, I replace it with the bo's copy.

Companies are getting so incredibly picky about it now. Bo's must date each doc themselves, they can't fill in for each other. We're not allowed to put in their dates. What I want to know is, how did the company know the dates were not signed by the borrower?

I called to confirm a closing I took this morning for a closing tonight.

The bo proceeds to tell me that it is he and his son that will be signing in addition to his non-borrowing spouse. Okay, no problem.

But THEN he says, "I know you'll be bringing a copy for my son, but I would like that one signed and notarized by you too."...

Okay, so what would YOU do (say)?

Some things never change...
Posted by NJDiva at 11/4/2011 4:50:00 PM
I went on the coffee site and was checking out the board of companies, which incidentally is child's play compared to SC, and noticed that some companies, in particular the "FAST closing" one, has very recent payment issues (like THAT comes as a surprise.) The companies are allowed to explain or comment back.

What I find especially comical is that there are a number of responses from the company stating that "the chk was cut but must have gotten lost in the mail. Another will be sent right out." LMAO I find it hysterical, because that is a TYPICAL response. It's been told to...well, is there anyone it's NOT been told to? lol

What I find disheartening though is that there is one victim who claims to have done over 7,000 closings per the NotRot profile, who had MULTIPLE outstanding invoices from 6 months or so ago...and this was just last month!!! Can you please tell me WHY??????? I might add, it's not the only deadbeat company that this "victim" is owed money from!!!

If you are on NotRot, with SC so easily available, why in G*D's name would someone WORK for companies that are CLEARLY deadbeat (and might I add, SURPRISE, lowball) companies?

Please don't try to figure out who the numb nut is (I'm sorrrrry, I just HAD to...I hate calling people names, but it's so hard not to). Let the poor "victim" wallow in their insanity (doing the same thing over and over expecting different results.) Play on the railroad tracks long enough and eventually you'll get hit. It's hard to feel bad for someone when there are warning signs all over the place.

Had to rant. It's just pitiful.

There's nothing in SC. Upon doing a search, I see that there are comments, but the last one was in Dec of last year. We know how companies can change on a dime in this economy.

I got a call requesting an open-time signing. I said first come, first served.

WOW...okay, so here's where the patience comes in...
Posted by NJDiva at 10/25/2011 1:52:00 PM
I have 13 closings on my calendar for this week.

It seems like the doc's have been delayed, running behind or just in time.

I had a cancellation this morning, and now doc's are late for...oh, obviously, my 2pm. Since I have another one, I will not be able to push it back, unless they are willing to do it later this evening.

I know, I know, this is ACROSS the board at this point. It's not uncommon nor does it come as a surprise, but I'm hoping that this is not indicative of what's to come this week.

The problem is that there are so many I've had to decline because of the one's I currently have scheduled. Ugh, it can be so frustrating.

But I always say, if I'm going to be in this business I have to accept that this is the nature (I know some GON's...tee hee...are going to disagree) of this business and if I'm going to be in it, I have to deal with it.

So I get a call for GN work and they inquire about my services. I say, "What city are you in?" Response "New Jersey." I said "No, I know you're in NJ, but what CITY are you in?" Um response "New York", I say "Are in in New Jersey or NY?" Response, "I'm in NJ" I say, "Okay, so what city are you in." FINALLY she says, "Oh, I'm in Jersey City." I thought I was talking to "Theresa of the NJ Housewives." uuuuuugh!

Uh, DUH! What I should have asked was "what drug are you on?" lmao!!

Why are we keeping these low ball, thieving companies in
Posted by NJDiva at 10/12/2011 2:51:00 PM
business? Why can't we stick together in this and not work for these companies that low ball and not pay us?

There are companies that are still being discussed on this forum that have been cheats, liars and thieves for YEARS, yet they are STILL in business, still making fools of us and our profession and are STILL continuing to steal, cheat and lie.

If these people are out of business, then their business may very well, (dare I say will most likely) be given to an honest, fair and paying company that DESERVES the business. THESE are the people we want to keep in business don't you agree??!!!

Why is that so hard to understand? I know, I know, far be it for me to pass judgement as I don't know people's financial positions. I've heard it expressed here on the board (I am ABSOLUTELY NOT calling anyone in particular out, just the mentality), "I make sure I get paid in advance or by PayPal." or "Well they pay ME." I've checked zip codes of people who have expressed that, and to no surprise there are a very limited amount of NSA's in their area, so of course they HAVE to pay them. These companies are not idiots, after all a con/thief/liar/lowlife is not going to "bite the hand that feeds them." (now THAT'S the perfect cliche for this circumstance.)

The problem here is that we are keeping these pilfering thieves in business. Taking their business only sets up a fellow NSA to get sc*****.

Some may say "That's not my problem, business is business, I have to take it whenever I can." (not necessarily verbatim).

Though it's not your problem or your responsibility and business IS business, I personally believe that we do play a part when we support these companies by doing their closings thereby getting THEIR (the thieving non payers and low ballers) bills paid, albeit MOSTLY off the backs of other unsuspecting poor NSA's that don't know any better. They very well may be using someone else's money to pay you.

I would NEVER accuse anyone of any improprieties, nor would I want anyone to feel the same way I do, but for me, since I KNOW, based on numerous ratings and my OWN experiences, that a company is a nonpaying, low-balling thief, I would feel like an accessory to a crime if I contributed to keeping these companies in business.

Please do not take this personally, I'm really not trying to shame or infuriate anyone. I'm just sharing my own thoughts and opinions. It is my hope that if you do decide to decline the above referred to companies that your business will triple fold with much more in fees than they are giving you. It's (dare I say) inevitable if they go out of business because SOMEONE has to get their business. I would hope it would be an upstanding company that would never treat us the way some of these companies do.

These are my thoughts, opinions and feelings. I am certainly no saint. I let my conscience be my guide. Money doesn't really mean THAT much to me because I know it will ALWAYS be provided when I need it. Not to put out there that I don't want, need or respect it's importance, but for me, it feels like it's about my integrity.

Just sayin...

I often wonder what people with allergies do...
Posted by NJDiva at 9/28/2011 10:03:00 AM
when going into bo's homes that have potential allergens?

I'm fortunate and do not suffer from any, but Buddy made me think of this because he mentioned he's quitting smoking.

I had quit smoking, started back after six years, then quit again two years ago. During that six years of not smoking I was the WORST reformed smoker you'd ever meet, and that is NO exaggeration! i.e., they would say "Smoking or non smoking section?" My response was "That's like having a non peeing section in the pool. There's no such thing." OR *cough cough* *waving hands* "You can go outside to SMOKE, I can't go outside to BREATHE."

The first time I had a really hard time quitting. I think I brainwashed myself into thinking I had an allergy. If I was subjected to it, I felt like I couldn't breathe, my eyes, throat and lungs would burn, ugh. I had no tolerance.

So naturally when I started back, my friends were like, "Good, that's what you get Cheryl." And they were ABSOLUTELY right (don't mean to be religious here, but I'm a firm believer-"judge not, for how you judge, you will be judged.").

THIS time, however, I have not, by the grace of G*d, felt like that at all. It doesn't affect me (that I'm aware of..tee hee). I even kinda like the smell (a little, sometimes). Well, I don't like leaving STINKING like a nasty old second hander, but it doesn't affect me like it used to.

So I don't have any problems at least when it comes to allergens. My main issue is bad SMELLS. I've mentioned before that how I handle that is by carrying a small bottle of lavender oil. If it's too repulsive, I will take pat some right under my nose. It's very helpful, for sure.

I've received two emails in the past 24 hours from title
Posted by NJDiva at 9/27/2011 4:57:00 PM
companies saying the below:

"...has been made aware that some notary signing agents are requiring borrowers to affix thumbprints on their notary journal or certain notarial documents. Please be advised that thumbprints are only permitted to be obtained on transactions in jurisdictions where it is legally required."

Anyone else? I was doing this for a while and when I had a couple of people got really belligerent about it, I stopped. Of course it's not a law here and I didn't find it necessary to cause any undue worry or apprehension to the borrowers.

Personally, I believe that we should follow CA law about it being mandatory if only in real estate transactions. (do I understand that correctly?)

I posted the below hold harmless under the Quicken Loan message below...

I have often wished I had some kind of Hold Harmless as far as asking bo's to sign their names as anything other than their signatures.

Would anyone happen to know if this would be considered a UPL since I am only using it to CMA? LOL!

HOLD HARMLESS

This will acknowledge that I have been informed of the implicit instructions to the Signing Agent/Notary Public that I must sign my signature exactly as typed on the documents.

As that is not my true and authentic signature, I decline signing as such. I understand that this may delay funding or could be rejected and the documents may potentially need to be re-signed.

Please accept the below as my true and authentic signature and hold the Notary Public harmless from any ramifications that may arise.

How often does THAT happen?

Could it be the full moon from last night? Crazy stuff has been happening these past couple weeks. I'm wondering wth is going on in the Universe...lol...

Between our earthquake, the hurricane, flooding, computer crashing, bluetooth headset died (in a weird way) aaaaand, then I lost my glasses. (very expensive and needed to see!! lol Be careful what you put out there...I kept saying, I need to get my eyes reexamined; I procrastinated and procrastinated and now I HAD to get them done. Unfortunately it was VERY costly!!! Ugh!!! But it was absolutely necessary because I had to go up "2 clicks" per the optometrist.)

Traffic has been crazy, bo's wanting to read doc's...just strange things going on...

Need some suggestions please...
Posted by NJDiva at 8/30/2011 2:31:00 PM
I just received a call for GN work. This gentleman said he needs 100 copies of different documents notarized.

Some of the doc's he mentioned were: Passport, school transcript, work verification doc's...

I told him that it was against the law for me to notarize some of the documents, two of those being a copy of his Passport and School Transcripts. I informed him I'm not sure what else he had, but I told him I would let him know when I see them.

However, I then told him that I could give him a certificate that states HE'S swearing that they are a copy and I'm swearing that he came before me and acknowledged their authenticity.

I've never done anything to this capacity before (100 notarizations), but I have no doubt this is going to be a VERY extensive, time consuming project.

A couple of questions:

1) How long do you think it would take to fill out 100 certificates and post in my journal?

2) Approximately how much do you think I should charge? Our max fee in NJ is $2.50 per notarization. I usually charge a minimal travel fee and include one notarization. I then charge so much for every notarization thereafter which includes a little more than $2.50 to make up the minimal travel fee, plus the additional time it takes. There is no limit to how much we can charge for a travel fee.

Please PM me what you might charge if you were me. I just need ball park figures. Nothing set in stone.

Thanks for your help everyone.

My computer crashed the other night...dead as a doornail! Really bad. Didn't do a backup for a LOOOONG time. Praying that I'll be able to retrieve some of the info...

ANYWAY, I've managed to get my 4 printers connected to my 10 year old laptop. They print fine from word, but when I try to print from adobe, when I push print, it just closes altogether.

I had to update adobe, of course, before I could use it. I'm not sure if there's something in adobe I need to do or something with the computer I need to do.

Any clue what the "hail" I'm talking about? lol Any advice or suggestions? TIA

I try to honor peoples traditions and cultures.

I hate walking on people's floors (shoot, I don't like walking barefoot on my own hardwood/tile floors).

I really don't mind removing them now that I don't have to walk barefoot.

Does anyone know if there are dangerous health...
Posted by NJDiva at 8/16/2011 11:09:00 AM
ramifications to not having ventilation in the room while using four printers (or any amount for that matter?)

My office is 10'x12'. I have four printers and an all-in-one which I only use for faxing and flatbed copying.

I use two for letter size pages and two for legal size pages. One is a dual tray HP and a second is a dual tray Brother in the event I don't have time to manually input the page ranges for the correct size. The other two printers are single tray, one being an HP and the other a Samsung.

I've always had two-three printers. About 8 months ago or so, I added the fourth. I started having problems with my nose running. It was very strange. I think I may have gotten used to it, but I'm wondering if I am causing serious health issues for myself.

I think I read somewhere that a printer should be in a well ventilated area. I have no ventilation. There is a window in my office, but I have a window air conditioner. And in the winter, there's no way I can keep it open.

Can anyone shed some insight please?

I never had this happen.

So I'm on my way to my 10am this morning. I get about a mile from the bo's home and he calls me to tell me he has to cancel/postpone the appt because "his wife had to go shopping or something." After further conversation, he ended with telling me that he has a mentally ill daughter who his wife was up all night with and because she was distraught this morning, she "had to get out of the house."

He didn't know where she was. He had tried calling her but she wasn't answering the phone or responding to him.

Of course I ended our conversation wishing him well wishes and told him I hope everything works out.

Capital Document Service G/B/U?
Posted by NJDiva at 8/2/2011 8:16:00 PM
I just received a call from a guy from Capital Document Services in CA wanting to know how much I charge to do a closing with edoc's. It sounded to me like he was phishing. I never generally give a fee amount. I always ask what they pay. I ask that because if they say some preposterous fee like $75 w/edoc's, I know they're probably lowballers and not a company I want to work with. Of course I tell them I'm probably not the type of notary they're looking for because my fee is higher than that.

He said he's been in business for 15-16 years. Hmmph He said he has a company that is only doing NJ closings and he's not sure he wants to work with them or not. He was saying that if he took them on as a client, he would only do so if the could get 6 per person per week.

Hmmmm...lol...yeah, okay...also, while I was on the phone with him, I was looking him up on here. He isn't in SC. I told him I didn't see him listed here and he said, oh no, I'm listed with NNA.

Yeah, right. Whatever.

What are your thoughts on that?

The Division of Revenue requested legal guidance concerning the practice of online notarization services utilizing a webcam or other video in lieu of a personal appearance in front of a valid New Jersey Notary. It has been determined that New Jersey’s statutes do not allow for this type of notarization."

Slam dunk baby! I hope I don't discover anyone participating! Just letting ya know...I'm on the lookout!

Please, everyone with any kind of ethics KNEW and know it's not the right thing to do. Justify it any way you want. If you are a Notary (for ANY length of time) it really should go without saying...
