I know this has been hashed and rehashed, including the ethics of taking it up the money trail. I now find myself in the position of being owed by a SS that may (?) have gone out of business, and would like to read up on it.

Can anyone give me some good Search terms, or point me to some threads? I can't seem to come up with anything good.

When I hadn't heard from the LO or TC by the end of the day, I called the LO, who stated that the Lender had decided to accept the docs and were not re-drawing, after all. I also called the TC, and the EO stated they had heard the same and were working on the funding.

I feel a little funny about this; should I be concerned about the status of my certificates?

Had a signing where Borrower's name was John Robert Smith on DL, but printed Robert J. Smith on all docs, including DOT (apparently, he's gone by this name for years, and is vested on the previous deed as such). I called the LO, at the table, and suggested adding the legal name (John Robert Smith) to the AKA aff, since I could only notarize with that name. LO agreed.

Now, I get a call from TC, saying Lender is not OK with this, and wants the TC to redo it, including RTC, etc. (They're going to call the LO and get back with me.)

My questions: 1) Have you handled this the way I did, and did it fly? 2) Is there another, better way to handle a situation of this nature?

Ok, I confess to ignorantly commenting on a subject I'm clearly unfamiliar with.

Someone on here send me a PM, suggesting I google the terms "viral" and "web 2.0," which I have done and have realized there's nothing particularly sinister about them.

However, I remain unable to get my head wrapped around how it becomes a business model in a social networking arena. If anyone can enlighten me in plain English, it would gratify my purely academic need to know.

I have a signing today in which there are 5 copies of the Consent for Release of Information to Soc. Sec. Admin. and 5 copies of the Addendum to Loan Application (disclosures), all for one borrower. I suppose it would be UPL determine if some are "extras," so I guess he will be completing all of them.

On the other hand, there's only 1 copy of the RTC. Arrrgh.
 
 
OT: Transferring Microsoft Outlook data to another computer

Does anyone know how to transfer Microsoft Outlook (not Express) information (i.e., emails, folders, addresses, etc.) from one computer to another? There's an "export" option within Outlook, but it appears it changes the formatting, which makes me think it's purpose is for using the information in a different application.

Any and all help is appreciated!
 
 
DOT vesting issue

At a recent signing for a recently-single woman, the DOT had her vesting as Maiden Name W/A/T/A Married Name, and then signing as Married Name AKA Maiden Name.

Here's the wierd part: She bought the house originally as Married Name, with her ex. Maiden Name never entered the picture, and she still goes by Married Name, with no intention to change it. She called LO at the signing, who told her not to worry, since all the docs were signed Married Name, everything would stay Married Name.

Obviously, I sat there biting my tongue. I did encourage her to go through the docs during the RTC period and get definitive answers to her questions. Also, I believe this could be an easy fix with a QC deed, although I couldn't advise her as such.

I'm just wondering if you'd have handled this differently.

There seem to be endless variations of the "I'm not an attorney, blah blah blah" disclaimers, which people add to their posts, and some of them are laugh-out-loud funny.

I recently took a SS test, one question of which was "What is APR?" Contrary to what I thought I knew, it turns out the correct answer is "It is the annual rate of the loan MINUS the prepaid closing costs." Huh?

The emailed response to my questioning of this was, "The APR is a higher rate because it is on the amount financed, which is less than the loan amount, because of the prepaid closing costs."

I had a single refi scheduled for today. I received the edocs late Friday evening and discovered it was a piggyback. I called the SS first thing, this morning, to advise them and renegotiate the fee. The SS would not meet my fee for a piggyback, and chose to reassign it.

I've never had one reassigned, and am wondering what the protocol is with regard to the borrowers. I had contacted them last week, and had told them I would reconfirm with them this morning. I hate for them to think I'm just a "no-show," but I don't want to put the SS in a bad light to them, either.

Your thoughts?

The following is a Proof of ID Affidavit in a HELOC signing scheduled for tomorrow. Does it appear that the Closing Agent section has been moved from below the notarial certificate to above it? (The signatorial/instructional/notarial wording is copied verbatim.)

1) If I am the "Lender Approved Vendor," I obviously can't notarize my own signature.

2) If I am NOT the Vendor, I obviously can't notarize the signature of someone not present at the signing.

How would you handle this?

PAW, anyone? re: W-8BEN form AND W-9 in pkg.

I know this has already been addressed to a point, but I'm hoping for some further clarification. The package has BOTH a W-8BEN and W-9 included, w/BOs information, SS#, etc., already filled in for both forms. Has anyone else seen this? Seems strange, since the form states not to use it for a resident, but to use the W-9. Has anyone gotten to the bottom of this issue since it was last discussed?

Is TN a witness state?

I have a refi signing tonight, for a TN property, TN borrowers. The lender's closing instructions state to have witnesses sign "if indicated." There are two witness lines on the DOT. Barring information to the contrary, I guess I'll consider that "indicated."

I welcome comments from anyone more informed than me!

It's after-hours for them, or I'd call them.

if that's the right way to phrase it! Smile

I know this has been suggested before (PAW??), but I would love to be able to be able to log back in after several hours and be able to tell which posts I've already read in any given thread. Some of them get pretty long Wink and it's time-consuming to go back through, sometimes clicking on posts one's already read.

I'm sure there are other priorities, but I can't be the only one who would love to see this.

The last suggestion worked. Andy sent me a zip file of the program; I replaced the one I'd finally downloaded (but couldn't run) and it worked. I'm back in the land of the living; it was starting to feel like dial-up instead of high-speed wireless!

I've got an SOS out to Andy, but thought I'd ask here, in case anyone else knows!

My computer won't allow me to download ccleaner; it says it's an "unknown publisher." I tried to find where I change the settings to allow it to download, but haven't found them.

My computer des-per-ate-ly needs a tune-up. Help!

I've got a signing for a primary residence HELOC scheduled for the morning. The closing instructions include a list of fees to be shown on the HUD-1; however, there is no HUD anywhere in the docs. Shouldn't there be?

If anyone's up this late, your help will be appreciated!

Along with many others, I would like to add signing services to the list and comment on them, but the system tells me the company is already listed, although it's not.

I think this system, once it's completely functional, will be THE one-stop shop for signing agents. Thanks, Harry & team.

Anyone read this article about Pepsi's Aquifina brand of bottled water? In a nutshell, they are soon going to add a label disclosing the fact the water comes from public water sources. If you all will just send me your empty bottles with pre-paid return packaging, I'll be happy to fill them from my spring-fed, chlorine- and flouride-free, might I add, delicious, tap water. The service tech from my ISP came out and was able to get into the chat room from his computer, so it's not the wireless router. He turned off the firewall in my computer: still not able to access the chat room. His best guess is that there is some software needed that my computer is lacking, but there is no prompt for a download, so... not sure what it might be. Any guesses, anyone?

"legal" property address?

I have a signing today for which the property address throughout the entire package is listed as 1230 Back Country Road 2003. I called the SS to notify them of what I thought was a mistake (thus displaying my ignorance, argh) and was informed that it is just a legal description. I haven't seen this before, in my limited experience, and would appreciate someone explaining it to me.
