Notary to revise docs?

Have you ever been asked to do something like this? The docs were in Acrobat Reader and so I asked that they be put in MS Word. I told her I had never been asked to edit docs before and needed clarification on what exactly I was doing. She replied that she would do it herself and send it to me - I am glad. I just want to know if you have done editing before and to what extent?

On the signature page of the deed of trust, please retype the borrower’s names and type trustee after them and then retype and type settlor after them. They need to sign individually, and as trustee and as settlor. There will be one more page to record for your fees.

 
 
Cancellitis

I'm really getting sick of my cancellation fees being either completely ignored or bypassed by some stipulation that they "only pay $XX for cancellations". It seems like I am getting a lot more cancellations lately and I'm worried they're not paying for themselves at all. I think there should be some kind of STANDARD that is FAIR that we can stick to for cancellation fees. What do you think? What right does a company I've never worked for before (and have no contract with) have to tell me they only pay $40 for cancellations when the job was 1/2 hour away. I am just sick of fighting for my pay on this issue and losing the dang phone numbers to who owes me.

So, I live in a town of about 2500 people, right? Well, I have done signings for the butcher, the baker and the candlestick maker...many people I know already and didn't know but do now.

WELL, my neighbors across the street called and told their loan officer they DIDN'T want me to do it. Well this just pisses me off, because I have been nothing but nice to them, in fact, just brought them some housewarming gifts because they just moved into their new house (knocked the old one down and built a new one). I have even had borrowers I have called to confirm appointments ask if they can find their own notary, someone they know.

It just says they don't trust me, ME of all people. I know maybe I am overreacting, but I am absolutely not a gossip, nor have I EVER been anything but professional and confidential with my client's information....hmmph!

Bancserv is doing Reverse Mortgage Training for Countrywide loans, it's free and I just completed it. You can do it on their website and it's like a power point presentation, very user friendly.

I have to share this because it is just sick. My son was going to do this autism zeolite study, a study of a mineral that takes metals out of your body (chelation), but I did some further research and the study coordinator is selling the product (conflict of interest), and it's like an MLM scheme. I went to this website:

and it cited other websites including one that stated "How to acquire or develop products specifically designed for focused niche markets that will fall over themselves to buy from you."

So yeah guys, this is the new market to get into, prey on desperate parents of autistic children by creating a product that supposedly does something and then call it a study (to gain more respect for it), get some doctors involved in the profit-making, OH AND don't forget to mention that it's a study, but the product is currently available for purchase...how convenient.

I knew this was happening with other products, but never heard of it being called a study and getting doctors involved...sick, sneaky people.

Only 2,000 pgs printed and it is terminally ill....

Now I am going to Staples to buy the printer again which is only $99 after rebate, costs less than the drum!
 
 
Ink smudges on sides of paper

I can't get my printer to stop making marks on the sides of paper. I keep trying to clean the toner cartridge and the drum, but nothing works. It is a Brother 2040, any suggestions?

I finally got a job this month, first they turned away my $75 to go 45 min to sign 4 pages, then called me back 5 days later because they got their $50 worth when another notary missed signatures, so it's back to me at $75. Oh, then the guy didn't want me to come to his house this weekend, so I had to schedule it for Monday in the middle of the day at his work. I could drag this job out all month and still wind up with $75. If it gets any slower I'm going to forget how to do my job Smile
 
 
If you make the trip you should always get full fee

otherwise you have an "interest" in the transaction. I was just thinking about this as my borrower was on the phone with her loan officer tonight, because it came to mind that early in my career I had worked for companies who pay less than full fee if a signing cancels.

We are not supposed to influence anyway, but to me, getting less money may cause a notary to be more reasurring, etc. than they would if they were getting full pay regardless. What do you think?

Poor line condition

I received a "poor line condition" (NG) message on my fax when sending some faxbacks. The fax went through just like normal and beeped when finished. My question is, is the line condition my line or the other person's?

I was irritated because I didn't even know it didn't go through till after I FedEx'ed the documents and received several calls stating I didn't send my faxbacks. This hasn't happened before, so I was wondering if anyone has had the problem, whose line is the problem, and can it be fixed?

Husband and Wife sign RTC on different dates

Last night I had a signing for the non-borrowing husband only, he signed his RTC and I am to FedEx the docs to the wife (borrower) today. I printed out extra copies of the RTC for her.

The husband had one transaction date and rescission date and the wife had another. According to NREIS, this is correct.

I am posting this as an FYI and for future searches regarding the topic.
 
 
Corrections - Extra but not Wrong information

When a person signs their name with initials and then you ask them to sign the full name again, is there a need to cross their first signature out and initial? I usually do, but it's not WRONG or anything, just not enough.

I have the same question about extra jurats: say there is an extra jurat (2 of them on the deed of trust), if I accidently filled out my county then realized that both people were in the previous jurat, would I have to cross out and initial it? Last night, the loan personnel were waiting outside as the loan closed, then when they came in, had me cross out and initial and the borrowers initial it. As far as I have learned, the notary does corrections on the jurat and the extra information was not harming anything (if it were typed in it could stay, so why couldn't it if it was written in?)

Just seeking opinions.

It was interesting. I heard the loan officer telling them on the phone that if they followed their instructions and didn't pay off the loan within 11 years 1 month, their company would be liable for the remainder of the mortgage. Interesting that it was a 30 year mortgage and had a line of credit with an ARM (addressed as a second loan).

The borrowers were instructed to just pay back the line of credit amount and they would be using their checking account for the money merge account.

Does anyone know if you can use this on investments?

I am still skeptical as an old fashioned girl, but intrigued at the possibility.

Title Co. claims their specific owner's aff. was in packet and it wasn't. I wrote them back stating there was another owner's aff. in the packet and pointed out page and told them we signed it. They want me to go back out and get it signed. I am going that way today anyway, should I tell them I will do it, but shipping's on them? I don't want to act like it's my fault, but I want to preserve a good relationship with the TC too.

I hate last minute signings because it seems they are always missing something, especially when they send multiple attachments.

My instructor for an online college course said some of the documents created in the new MS Office 07 won't open in earlier versions of MS Office without this. Thought I would share:

Email is not reliable

A few times people have said they emailed me and I never got it (Hotmail). I would not rely on it for confirmation of change of fees, etc. It is a better business practice to take the person's word for it. There is a fine line between being professional by getting something in writing and being distrustful. Speaking from experience...
