| | Re: notary beware chatter Posted by ToniK at 11/4/2007 11:00:00 AM | Since I wasnt on here to respond back to some of the "ignorant" post such as this:
Sue/pa vomited:
"I really wish you people would quit playing in this business. You have stated you haev some type degree in spying or espionage or whatever and are also going to open a consignment shop or something along those lines. Please go back to one of these other endeavors."
All I did was post something I got in an email from a Linda or something from Notary beware. I did not write this post. Maybe you should ask before you speak...oh and go suck an egg!
And for those who will say "why cant you just send this in a pm" what for when nothing in a pm will be private. I see too many times people talking about what was said in a pm. So her comment was made in the open and so is mine! |

| | Certified Signings argh!!!!! again Posted by ToniK at 10/23/2007 1:49:00 PM | I emailed Cassondra Parker of Certified Signing asking her for the Attorney's name so that I may verify the filing. Here is her response:
I'm not sure where or why you received an email stating that we filed a Chapter 11, but a computer was not available to me on the 21st of October! So the email that you received stating that we filed a Chapter 11 is bogus. I did not write any emails to that that affect and unfortunately it seems that this message is being blocked as well, so you might not receive it. (I will copy Max and Marie on this email as well in hopes that they receive it). It is apparent that someone has gained access to my email. I hope that you didn't create this kind of email or made any of this up, but I can tell you that I am calling AOL right now to have my account frozen or recreated somehow. You are owed $75.00 and we intend on paying your invoice, but putting false information on NotaryRotary or any other notary blog is not necessary to receive payment. If you had any doubts, you should have contacted me directly. Please cease and desist all communication with Certified Signing Services, since you have hired an attorney, please have your attorney contact me directly. Once our internal audit has been completed, your check will be disbursed along with any collection fees, but to slander or libel our company's name or create false emails is totally unnecessary and it will not get your invoice paid any sooner.

| | Certified Signings! Posted by ToniK at 10/17/2007 1:41:00 PM | I just typed a long post about them and went to submit and lost it. Argh!!!
Well I havent been paid for a signing I did so I sent an email to Teri. I spoke her a few times and she told me to send email to invoice at certifiedsigning dot com. Email came back undeliverable. So I emailed teri and she forwarded this email onto Cassondra and Max and this is the response I got:
Teri
I'm not sure who this person is because I've never spoken with her. Not sure if she's even spoken with Max (accounting)....but I will say this, until she speaks with the correct department regarding payment, she will not receive payment! She can post whatever, whenever.....
Cassondra
So I call and Teri picks up the Phone. She forwards me to Max and he starts talking about the audit they are going through. And that it will end tomorrow and he can look into the reason I didnt get paid (not holding my breath). Anyways Im sending this off to collections.

| | Need some advice/feedback Posted by ToniK at 10/13/2007 2:55:00 PM | Ok I did a signing for a couple the other day. In the packet there was a few things I was unsure about. BO's claim there was a debt being paid off that wasnt their's. So we called the LO and no one answered. We elft messages on several numbers. So I called the SS that hired me and she recommended that the BO's dont sign the HUD and continue with the signing. Ok so the BO's agreed to that. Then the other stuff came up.
DOT- had both names one first page but didnt have wife name on last page. I had her sign anyways.
Note had husband name NO WIFE. So I didnt have her sign it.
Rider-had husband name NO WIFE. So I didnt have her sign it.
Affidavit for tax proration- had blank space which was supposed to be filled in with an amount. didnt notarize it nor had BO sign it becuase of the blank spaces.
TIL had husband name NO WIFE. So she didnt sign.
SS calls me (while Im on the road) and tells me that the Title company says I, Toni, have made several errors and was missing signatures and didnt notarize an affidavit. So I call the BO's and schedule to go out 11am today. She sends me the docs and I do a comparison on the first package I did and the second docs she sends. Comes to find out it is not my mistake, its the title or whoever drew up the papers. They added the wifes names to the docs stated above and filled in the blank space on the affidavit and claiming its my mistake. So I told the SS that its not my mistake and that I wont notarize a blank doc for a borrower, and the fact that they left the name of the wife off is not my isue to write in for them. So I will need to get paid for making another trip back out.
SS claims that I should continue with the signing and on Monday she will contact the title company to discuss a second payment and she would go to bat for IF what I told her is correct. Im thinking I dont want to get stiffed and do a free signing beause the title co made the mistake. Also I should get paid and I need to get her to put that in writing. I went to the signing anyways and have the docs but havent sent it off yet. I was going to wait until Monday and get the SS to send me an email stating my fee for going back out. Am I wrong for doing this or should I suck it up and just send the docs (wont get sent until Monday anyways since UPS dont pick up in my area on Saturday) for free?

| | Question about mortgages Posted by ToniK at 9/10/2007 9:19:00 AM | OK I was wondering if i get approved for a mortgage to buy another house since our home is on the market right now. That if we close on our new home I was thinking of letting our other home go into foreclosure or short sale it. I know letting your home go into foreclosure will negatively affect my credit score but once I upgrade to another home I wont need another home.
There is this home 5 bed and 2.5 bath home for $349K that has been sittin on the market for 9 months. It was originally priced $450K but there are 20 other homes in the neighborhood up for foreclosure ranged in prices $369K-600K. I was thinking of offering $320K for the home and get and extra $30K to pay off half of the equity we have in our current townhome.
Now how would this work and would this be a good idea? Our first mortgage is $266K and 2nd is $66K. We have it up for sale for $309K. But if it doesnt sale and I already will be closing on the other home I wold let my townhouse go into foreclosure.
Renting out the townhome has crossed our mind but it seems the rental market in our area is stagnant. A few homes are listed as sale/rent and some are listed as rent but majority of the homes not selling.
But I am looking to buy in March though. I think the home I want or at least the neighborhood I want to move in home prices will drop even more and these 5 bed 2.5 bath homes will be cheap as $300K. But Im hoping, just keeping my eye on the market and looking to upgrade to a home. |

Also I got a letter from Notary Law Institute but I dont know if that is a legitmate business/course. They have Notary courses. If its legit I guess I will take it next time they offer them.
Also I was thinking of taking a Paralegal certification course too. Its amazing Im trying to stay in school just to keep my school loans deferred. Ha, soon I will be like Lynn from Girlfriends show.....$100K in school loan debt with 20 degrees...lol |

| | I need a new line of business Posted by ToniK at 8/23/2007 2:17:00 PM | | sittin here thinking about what else to do becuase I dont want to be working in an office for someone else. So I thought and came up with finally going ahead and starting my own Private Investigator company. I have a degree in Criminal Justice because I wanted to be an FBI Special Agent when I was 20 yrs old. But then got into the National Security field and fell in love with being an Intelligence Analyst and then from there gone into Counterterrorism. So being that I have an extensive background in research, analytic and investigative techniques I have thought, why not make use of my knowledge, skills and abilities. Hmmm I should really look into that. |

| | Stewart Title Company actions appalls Insurance Commissioner Posted by ToniK at 8/11/2007 4:24:00 PM | Insurance Commissioner Mike Kreidler says he's "appalled" at the activities of Stewart Title Guaranty Co., claiming the insurer was "lavishing illegal gifts and incentives on real estate agents, brokers and others to influence business referrals."
Kreidler's office ordered Stewart Title to "immediately cease and desist" the gift giving, which he said violated Washington state's $25 limit on gifts.
The state reviewed Stewart Title of Snohomish County Inc.'s financial documents from December 2006 through March and found more than 100 violations of the $25 maximum, such as "desk fees," advertising, golf tournament sponsorships and other gifts.
"I'm appalled that this company clearly has paid no attention to our message that this spending violates the law and won't be tolerated," Kreidler said in a statement.
He added his office is investigating five other companies, and penalties against Stewart and the other companies will be announced when the investigation is complete.

I had one borrower tell me the paper she was signing was very cheap and thin. I sat there smiling but in my head saying "I spent $9.92 on this envirocopy paper because its recycled paper and I want to do my part in saving the environment" and then gave a sheepish laugh afterwards. Ummm what kind of paper did she expect to sign on? If I can get recycled paper cheaper than $9.92 I'd go and buy some. |

| | Housing market sucks!!!!! Posted by ToniK at 8/7/2007 3:52:00 PM | | Ok l bought my home 3 years ago in Prince William County, VA near Quantico Marine base. Paid $235K with a VA loan. We had our home appraised twice last year, first time for a refinance cash out f only $30K. Home was appraised at $340K. And 2nd time (8 months later) for equity to renovate some things. Still was $340K. Early 2006 home sales were $360-379K. Then fall hit and numbers dropped. Our next door neighbor husband died in 2006 and she put her home on the market. Was on the MLS for 8 months before it sold June 2007. SHe started out with $324K but finally sold for $260K. There are 75 homes in my immediate section. 30 of them are in foreclosure status. Our home that appraised for $340K last year just came in as (e-appraisal) as $260-$289K. Hubby and I had our home up for sale by owner for 2 months then took it down. We wont be moving since now buyers are asking for $250K plus closing cost and dont forget to add the the Real Estate Agent commission. Ugh...Our lender may have pressured the appraiser into overvaluing our house. But thats not the sad part. Homes are being sold for less than what I paid for 3 years ago. Ugh....I cant afford 2 mortgages and I really want thse 6 bedroom homes that were selling two years ago for $600K now on the market for $399K because they are foreclosed on. If only I can get rid of the current home I have now...... |
