Question for you seasoned Brokers out there...

On the TIL of a loan with an adjustable rate when they show the first adjustable payment, is that a worst case scenario, or a best case scenario? I realize it depends on the prime rate, but seems to me that should be a worst case disclosure. I've never taken the time to figure this out, and now that have so much time on my hands, I don't have any adjustable rate loans to look at.

Just curious.

I have been trying to collect money from a company since April...no return calls from them, not one returned e-mail. I finally called and did a 'phone sit-in' Told the receptionist I was not going to get off the phone until I got paid. She said they were all in meetings. I told her to get the GM out of the meeting now b/c I had left messages that had gone unreturned. (I didn't have the number to the business, just one person's direct number)

Finally, I get the GM on the phone and he is MAD...but I am MADDER. He yells and curses (yes, curses) me up and down. I explain that this is unacceptable timeliness in payment and I am not going to get off the phone until I get paid. He finally calms down and says he will look into it. I call back later that day and am told I will be getting a check in the next week.

Well, today is the day! Got it (nearly 7 months after the fact), but here is the IRONY...I am signing this borrower again tonight with another company. Strange that I get paid from APRIL on this same day! Here's to hoping this new company will not be continuing this NIGHTMARE!!!
 
 
Why, Oh, Why?? Re: Signing Central

I just went into Signing Central to try to place a comment on a signing service, I found them listed under their name, but when I clicked on it, Mr. Computer told me I need to sign in to see more information. I signed in, and the SS listing was gone. Signed out, and Voila! there it is again. Signed in under hubby's premier membership ID, and POOF. Gone. Signed out, there it is.

What to do about this? Any suggestions?

from a person to do a signing, who was very vague. He said that he had a signing in our area...

"What company are you with?"

"I represent a title company in Wisconsin."

"And what is the name of YOUR company?"

"Group 9"

Gave me a funny feeling...

Reverse phone look-up...Land line, Menomonee Falls, WI

Doesn't give me anything. I HATE having to be so suspect of slow/no pay, but this is a tactic that SOX has used in the past.

Group 9, if you are legit, I don't recommend you be so vague. I don't want to work for free.
 
 
Funny wording on a Quit Claim...

I'm printing docs and came acrossed this wording on a QCD, conveying property from 'sole & separate' to 'joint tenants'.

It says: "The Grantor, [Jane A Doe], as her sole and separate property, for and in consideration of love and affection, conveys and quit claims to [Jane A Doe and John A Doe], wife and husband....

I've never seen it worded that way. How warm and fuzzy...

Got a call earlier today for a local title co. They call me from time to time. She says she has a signing blah, blah, blah...

I say "yes, I'm available".

She proceeds to tell me that the borrowers are 'profoundly deaf' and the LO would come and type on her laptop as I speak. (?!?)

Now I'm thinking, this doesn't sound like much fun, and could be a lot more time=money than the $xxx.00 I get paid. I throw out, "Do you think they would be interested in a sign language interpreter?"

She says she will call me back. Turns out they are very happy that I suggested this. They're taking me up on it. My neighbor is a Certified Sign Language Interpreter. She just quit her job to student teach as a Special Ed teacher. She needed the money, too. It pays to know people....networking.

Just got a call regarding a signing that was to take place last night. I arrived at the home of the borrowers last night and ID'd them. Mr.'s given name is "Billy" but the Drivers License says "Bill". FINE. Then looking at the docs they show "William". I cannot notarize as he has no documentation showing "William". He further states that his name is not even "William" at all. That the original loan was mistakenly drawn up in that name some 20 years ago. He has been signing it since. Umpteen different notaries have notarized his signature without properly ID'ing him. I should be, but am not SHOCKED.

I am, however, shocked that in speaking with Stewart Lender Services, they said that they can produce a signature Affidavit that was signed years ago, with an alias of "William". Unfortunately, that does not qualify as a "state issued valid picture ID". Stewart said it is state issued (???). She was quite angry with me. And in less words informed me that I do not know what I am doing. She would be calling "Vendor Management" about me. I told her that I would do the same about her, if necessary. For the sake of arguing, I told her that a signature Aff is not proper ID (it just proves who one of the unlawful notaries is), and that it would be better if they could just find another notary that doesn't mind breaking the law. She said that she would.

Wonder which one of my fellow local notaries that will be? And, SHAME ON YOU TOO!!

N3Notary, N3 Notary, Wow, all these name variations make it difficult to do a search for a company. You really have to be a sleuth sometimes to find info on these sneaky companies.

Even the best notaries make mistakes...DON'T do it with this company. They will make up lies to eek money out of you.

Now, according to what I see, I get to wait for 45-60 days for them to toss money my way.

PLEASE SIGN ME UP FOR MORE!!! I can't WAIT.
