the boxes from Quill that they send the legal paper in, they are the perfect size for storing old files. A little tape and your good to go! And if your local Staples has the $3 coupons for returning empty ink cartridges, use it for the medium binder clips (Staples brand-24ct), your end cost (for me anyway) is $.94.

Does anyone know who developed the term Signing Agent? And also, when NSA's started doing these remote closings? Did it start out that is was employees of a Title Comp? How did it come into play that someone could do these independently? And when did SS's come into the picture?
I find it interesting that the Signing Agent has been doing this for so many years, and the NSA isnt recognized in a lot of states or in Title Insurance. Im quessing that is because "we are just a Notary" and that is where it has stood for many years.
Just curious.

In our Yahoo Group, I find that it is slow to post a message sometimes. Sometimes up to 9 minutes. Has anyone used both of these group forums and say one is quicker than the other when it comes to posting on them? Or is there an alternative to these 2 that is quicker?

Sylvia and Tony, I am addressing you two because I feel you are thinking you are being targeted on this whole issue with Mark ups by Signing Services. Diane, I think you need to read this because it needs to be clarified and seperated on who is who.

Sylvia is undoubtadly one of my heros in this business as I believe she is for many. She has helped me repeatadly on Notarial issues, she keeps a level head in heated debates and overall is a ethical human being. Oh and lets not forget Trivia, you rock Sylvia. Tony has been in this business for years, has stood by his notaries and is great to work with. His reputation is outstanding in the notary community.

Yes we have been having discussions on Signing Services who mark up Settlement Statements but I feel there is a line inbetween and a thick one at that, that some Signing Services are going way over on what they are charging either directly on the HUD or indirectly through the TC to hire a SA. There has been talk about this before on here and you all know this. How about the SS who owns or owned a golf course or the one who opened a restaurant? There is a difference between greed and making a comfortable living. I dont think Sylvia or Tony fit into the greed catagorie. But do feel some SS's do.

Everyone has stated their case in this situation. We all have our opinions on what is going on with our industry and if changes are going to happen what will they be. I dont believe Diane has evil thoughts going thru her head on eliminating the SA entirely. Her opinion is the same when it comes to NSA's doing loan closings that just plain shouldnt be. Do I feel this needs to be addressed, yes I do. How, no idea.

With all the dialogue that has been going on, I am one who hopes it continues in a respectable manner. Im simplistic in thinking that all goals can be accomplished. And all will mantain their respectable reputations. I personally choose to keep an eye on what is going on beyond our little notary world. Why, because we are a part of the equation no matter how you look at it, and to me it would be naive to think they (the authorities) are not going to put us under the microscope eventually. Just my opinion and hey Ive been wrong on many things in life.

Times are tough right now for everyone, but I have been doing alot of soul searching and reading my little tutu off and have come to some personal choices I will be making in this business based on what I have learned. So with all this being said, Sylvia and Tony I hope you dont view this whole issue as a personal attack on you and your business's. From me, it is not.

Question for Illinois Notaries

Had a request for a notarized signature the other day. When I arrived the young man handed me the document that he was to sign and all it had on it for the Notary part was the printed word "Notary". Nothing else. I told him it needed a notarial certificate and to make a long story short, he didnt want to pick it because he was unsure. I left telling him when he contacted the document maker to verify which notary certificate to use, to give me a call back and I would notarize his signature.
When I got home, the mother of this young man (the mother is in Illinois and the young man goes to college here) called me to try and clarify the question at hand. I told her the form could not be notarized without the proper certificate and that I could not pick which certificate to use. After explaining this, she told me, well thats not the way they do it in Illinois. I told her without the notarial certificate, it was a useless notarization. She understood and she picked the certificate to use and I returned to the son and completed the notarization.
My question to you is, are you allowed to just sign your name and stamp and that is evidence enough for the notarization? This particular document was printed by a lawyer and the lawyer was the one who printed the word "Notary" on the document.

Appraiser Paid by Borrower Not in the Usual Way

Did a closing last night and the borrowers had told me that the appraiser was paid directly by them. Why?? Because he is having a hard time getting paid by out of state lenders and he wouldn't give the appraisal to the lender until he was paid by the borrower. They had to physically hand him the check.
Things that make you go "Hmmmmmmmmmmmm, Isn't that interesting."
What a concept "I work for you, produce results and you ain't gettin' it until I get paid" And you know the lender and borrower have to abide, they need that appraisal.
I know it isn't uncommon for the borrower to pay the appraiser, but usually this is something that is set up with the lender or requested by the borrower, not something that is demanded by the appraiser.
Or No???

all that fuss that was made from companies that SA's had to have a BGC done in order to get work from certain companies really seems like a hoax now.

For the people who received one, they are probably suffering just as much as everyone else and are in the same ranks as everyone else. No better off than the rest of us.

So does it matter now that they have one? Did it make them immune to what is happening in the Signing biz because they have a BGC? Or is it bettering their chances on getting Signings today?

What are your thoughts?

Rating the Good Comps

Hi everyone,
I would like to share my thoughts on our new rating system on here. I think it Rocks!! And not a moment to late for everything that is happening in the biz lately.
Please also rate the comps you have had a positive relationship with in Signing Central. These companies deserve our recognition even more so than the comps that are being bad, IMO, because its a sign that they too are working hard to better our industry as a whole.
Lets help them to achieve their goals which is to be a company in good standings and be successful.

POA Question?

We all know that we cant complete a jurat for a person who is POA for another, correct?? We can only swear in the person who is in front of us.
Maybe someone can explain to me the difference in this situation to a POA.
Doing some reading here in my wonderful Notary Public Handbook by Alfred Piombino(thank you PAW Smile), and it states in the chapter of oaths and affirmations:
"A corporation or a partnership cannot take an oath. An oath can only be taken by a natural person. A business firm such as a corporation is an artificial person. An individual representing the organization must take the oath. His relationship to the business or organization should be stated in the document."
Can anyone explain to me why a POA cant do the same, they are representing someone else just like a person representing a company, or am I not thinking right?

Cleaning Toner Cartridge

I believe its the transfer roller. It was working fine and now its leaving spots of light toner on the paper. I tried the printer cleaning from my printer quide and that didnt work.
Im not even sure if this is possible, but if anyone has any suggestions I would appreciate them. Toner cartridges are really expensive in my little ol town so I order them. Im trying to keep from going to buy one locally.
I have a HP 2200.

This is going to seem real strange, but does anyone know what the stuff is that is on mailings that is like plastic? Its usually used to attach something to the mailing. Not even sure what it is. I have an idea that this stuff would work out perfectly for, but dont know where to even start to look for it. Its like a clear epoxy maybe???

OT-Working for H & R Block-Questions

I'm thinking of enrolling in their classes this fall to work part-time Jan-April. Ive had one year of accounting with a tax course and have always understood income tax forms. And I enjoy doing taxes, believe it or not, LOL. My questions are to the folks who have done this in addition to loan signings:
Was the office you worked in pretty flexible with scheduling and did they respect that you are self employed?
Did they allow you to receive phone calls for signings?
And did you do notarizations while working there?
Any other comments or feedback is welcome Smile
I will be doing some more research on this. Its something I want to be pretty sure of because you have to pay for the training and it wouldn't make sense to do that if you didn't follow thru with working there.

$30 for 61 miles one way. Loan application signing for a RM. Dont forget you "MIGHT" get the signing so why would you turn this opportunity down, LOL.
This is the best one yet for me.
My daughter has a saying "whadda think I am, stupid?" I wonder if that applies here???

Can viruses come in a pdf attachment? I keep getting these unknown pdf files sent to me. Not going to open them, but just curious. I did scan one just to see and it came up negative on the virus scan.
 
 
No Pic on ID??

This is a first. Drivers license for borrower had no picture with words "Valid without Photo" where pic would have been. Borrower was in the Military and traveled all over the world. I used Military ID as back up, it had a photo. Can anyone explain to me why they dont have to have a photo? She said she emailed to get her DL. Huhhhhh?? Not that it makes any difference, but it would seem to me this is a pretty risky practice.

Is anyone else experiencing slow payment from them. They are over due a month on my invoices and I was told July 13 the payment would go out the following week.
It states in their Equity Partners Packet you will be paid on or before the 10th day of receipt of your invoice.
