Contract for a job is with the SS not the Title Company

I learned the hard way on Friday. I had accepted the job on Thursday as the SS said the docs would be shipped to my doorstep by noon Friday for a 4 PM signing.. At 12:05 I called the SS to report no docs. SS said, oh we are sorry they did not get shipped, so they would email them. My day was filled with a 10:00 am and a 6 PM signing project so did not have alot of time mess with edocs. It was after 1 when I got their edocs, had trouble with them so I agreed with the SS to cancel allowing the SS to set it up with someone else. THEN, while I was concluding the paper work for the 4 PM closing, at 5:20, I get a call from a mgr at the Title Co connected with the 4 pm job that I have cancelled. They begged me to try again and they arranged for the time to changed to 9pm. I got home in time to print docs without any trouble. Called the client to affirm the 9 pm time. The client said they had signed the docs with another person at about 6:10 pm. Communicated with the SS would said my arrangement was with them only and that the title company should not have set up the double booking. Mgr at title co said that they were so happy that the borrower was able to sign...I said that I was not happy, etc. Ahard lesson learned. Hope it all makes sense.

And here you thought you were doing them a favor. That stinks! :(

The best way to handle this kind of stuff would be to call the signing service after you talk to the title company. While everybody should be on the same page, as you can see it doesn't always happen that way. Just assume that they haven't communicated the necessary info to each other and that it's your responsibility to provide the updates.

And of course, sometimes crap is going to happen even if you do keep everybody in the loop. As lessons go, this sounds like a very mild one. You didn't even have to leave your house!
