Out of Town Business.Need input please

I just took a call from NY Real estate agent/seller. Wants work done concerning notarization(deed) and he mentioned a contract. Putting on my Notary Hat, witness and notarize deed, no problem. What can come up dealing with a seller in NY with buyer in Tenn.? There is no bank involved.

Same as doing a refinance for someone from New York that is signing the papers in Tennesee. You are only acting as a Notary - right????

I haven't received his email yet, but he mentioned he'd have some docs in pdf and some in word. He said he'd call and explain how to handle the paperwork. I want to perform a needed service, but beyond confirming identification and notarizing a signature, I don't know what clerical things he wants done or what I can legally do. If its legal in New York is it also legal in Tennessee?
