Sample Agreement

I have been marketing to escrow and title companies of late and have had a couple of bites; however, I want to have a written agreement with them and was wondering if anybody has a sample agreement that they have used with escrow or title companies that they wouldn't mind sharing here. The only samples I have are the ones signing agency have with me but wanted to know if there was something that is more appropriate for the escrow and title companies. Thanks for your help.
