Saturation? My area almost 100 new N. every 3 months
In a 20 mile area.
Sept 6 within 20 miles of my zip code 451 Dec 4, within 20 miles of my zip code 532
I know not all of them are SA, but if SA are not getting good fees, what about just been a notary and only notarizing docs for 10.00 per signature.

130 in 20 mi. radius of me. I'm still sticking to my fee structure but I know there are "cheaper" SA's accepting assignments in my area.

It's quite the challenge with NNA cranking out SA's a mile a minute! I'm sure they are willing to take Cheap fees simply because they have No Idea what it really costs to do business. With the cost of our equipment and monthy charges we deal with there is no way we can work for low-ball companies. Sadly, the new SA's are going to find that out the "Hard" way. Here in Colorado just the weather and roads "or lack thereof" are the biggest challenge. Being here for 30 years is my biggest advantage and the fact that I've been doing this a long time. There will never be a replacement for experience and reliable service. Some of my best jobs and best customers' come from non-comitted SA's-no shows or they just cancel at the last minute leaving a company "swinging in the wind." I do this full-time and have a vested interest in being reliable and willing to go the "extra mile." So hang in there!! Leave your fees are they have always been. Reliable TC/Escrow companies do realize we are well worth our fees!

965 within 20 miles of me.
I haven't been keeping track of how much the increase has been, but I just found a post from February where I said there are almost 700 within *30* miles of me. Now there are 1657 within 30 miles. That is 10 MONTHS and it has more than doubled.
But no, we're not supposed to be concerned about saturation or competition as long as we market ourselves correctly. Yeah, right.
