Awesome! Good pay and it comes in about 3 weeks! The closings are usually Chase or Citibank, so simple, too!

I have what maybe a small issue with Progressive Closing

which is Progressive REQUIRES three original mortgages/DOTs when the lender instructions call for only one mortgage/DOT. Progressive refuses to accept mere photocopies or even certified true copies. It MUST be three originals. What would happen if any of these extra and unauthorized originals were used in a fraudulent manner? Unlikely to happen but nonetheless a liability I am not willing to take on.

So if a person asked you to sign and notarize three copies of their power of attorney would you refuse? If a person asked you to sign and notarize three copies of their will would you refuse?

I don't understand your line of thinking refusing because they want three original copies of the mortgage/dot. You're not responsible for the content of the document... so what if they want extra copies. Maybe the have somebody in their post closing dept that has a habit of spilling coffee all over everthing each morning. Having an extra copy that they don't need is alot easier (and cheaper) than needing an original and not having one available.

My small issue is that this is a request from the TC not the lender. Aren't the TC and notary suppose to follow the lender's instructions not makeup their own instructions?

I follow the law first and then the instructions of the company that writes my check second.

I don't care the the lender says sign everthing in blue and the TC says sign in purple dinasaur blood. If the TC is paying me, then purple dinasaur blood it is... lol

It's the TC (or settlment company) that is responsible for the getting the DOT/mortgage signed, notarized and recorded. Besides that, often closing instructions from the lender to the title company will say a "certified copy" or "original duplicate" mortgage must be returned with the Note. Obviously, one original mortgage will go to recording.

How can an "extra and unauthorized original" be used in a fraudulent manner? Even if an "original duplicate" is recorded, it would simply displace the other "original". It would have a defect in that there would not be a one-to-one mortgage-to-satisfaction relationship that title search would have to resolve, but there would be nothing fraudulent about it. (Assuming that the "original duplicates" were in fact true duplicates, i.e. exact copies, except for the wet signatures and stamps.)

I have had to print 3 copies of the mtg. for other title cos. when it was a closing for Chase. (not only Progressive.)
