You should have collected from the borrower at the table...
Anyone ever hear this from a escrow/title company after you did the signing. This is a crock!
Title ordered a signing and then said that the fee for the signing should have been collected from the borrower at the table and they won't be paying. Title ordered the signing.

Re: May I ask was that in your instructions?
NO. Just got the phone call from Title. Asked them to send a confirmation. I return the confirmation with my fee. The next day they said borrower should have paid at the table. Over nighted docs with no trace of docs on my computer.

Boy, I'll say. Maybe you should have made this clear when you accepted the terms.

This is ridiculous. I was so sound asleep when you called last night that I was speaking gibberish.
Now that I have the picture, I find this preposterous to be asked that YOU schedule a notary and that YOU tell that notary to collect a fee at the table.
They know better than this crap. I will check with my network and see if this is something they have run into or if they have done work for this group.

Your right it is a crock!
There are so few instances that we ever collect from a borrower that this is truly a crock.
I have done over 2500 loans and I have collected from a borrower maybe 2 or 3 times.
This is definitely not the normal procedure and you should be ticked off. Print an invoice and mail it to the borrower or take it over in person.
I don't think this Title Company is going to pay you. Duh!!
Good Luck

Re: Your right it is a crock!
I would not go for the bwr yet, Joan. I'd start with a promise in very professional terms to send a report of this to the TLTA (Texas Land Title Association president/execs, etc.) to reveal their practices.
Give them x days (quickly if it's over thirty).
Make it clear you will send copies of all this to bwr, LO as well, and to the mortgage association of CA, as well as Tx.
On the day you say you will send the letter if no pay, DO IT.
This way, you have promised to expose them to CA lenders, to TX lenders, to their peers in Texas at the title assoc. It will be worth your notary service fee to shut you up.
If not, let the borrower run the crap back uphill to their loan officer...LO will then clamp down on this stupid freaky title company scheduler. Then, the notary service will be paid.

Title hired you. Title pays you! No agreement w/b's exists.
You are right. This is a total crock!

Agreed. In over 5,000 closings/signings that I've done, I've never collect 'my' fee from the borrowers. I am always paid by the lender, title company or signing service. That's who I contract with, and who I expect to pay me. (Of course, ultimately, the borrower does pay for it, among other things.)

I have done well over 5000 signings and in a couple of cases the borrower did pay me. But..this was disclosed when I took the signing and I confirmed the situation with the borrower when we set up the time for appt. Of course I like this agreement as I get paid immediately. I can remember 2 times this happened, both times I got the signings from the loan rep.

I've done a couple of signings that the borrower was to pay at the table and they were made aware of that fact by the Title Co and when I contacted them to arrange meeting. I like it that arrangement also, works out well on the pocketbook It kind of threw me when I encountered the first one, but realized in both cases, the borrower was visiting friends or on vacation here in AZ, so the assignment was given to me by Title Co. so as to meet closing deadline for the borrower's benefit.
