Agreement to be listed on HUD

I had an agreement with this SS company to be listed on the HUD. Not very often do I ask SS companies to list me but this one has a pay schedule I didn't agree with. Today is the signing day and I am being told that my name will not appear on the HUD. Would you still do the signing? Please read the email below:

1) Stephanie,

I have attached the revised confirmation relative to the closing in Elizabethtown. As discussed, the closing will now take place on the 4th at 6 p.m. Thank you for being so accommodating. As we discussed the other day, you will be paid from the hud so do send your invoice immediately following the closing.

Thank you and have a nice day.

2) Raenee,

Can you tell me where my name should be showing?- I have the Funding Transmittal (HELOC) and it is not showing on that form. Am I waiting on additional documents that are coming from your office?

Thanks,

Stephanie

3) Stephanie,

No documents will come from our office, we only schedule. As far as payment from the hud is concerned, we are paid by the title company following the closing- they will appear on the hud. We will, in turn, pay you. The lender will not show your name on the hud but our file is clearly marked to pay you within 2 weeks from the closing date.

Let me know if you have any questions

Sounds like standard SS stuff to me. Unless this SS has a bad reputation I would go ahead and do the signing. Often the "signing fee" comes out of the Title companys "bundled services,"or their "closing fee." The SS is agreeing in writing to pay you within two weeks.

Re: Speedy Closing......

I work with many different notaries and i have a notary right now that is waiting to get paid from them for a closing she did in December of 06. She said that they are horrible!

Re: Speedy Closing......

They've been on my list of "NEVER" companies since early '06.

That happened to me 23 rd of March I went and signed. I sent all the correspondence along with my invoice back included with the docs back to the title company so that they knew who was to pay me. I got paid though the title company on the 28th. I thought it was worth a try.

A SS can not change a HUD. Only the title company would be allowed to change the HUD and add or change fees!

Most SS wouldn't want the NSA's name to be on the HUD because a lot of them charge more than twice as much as the notary gets paid. I was speaking with a friend of mine from a title company and she was shocked when she found out the split.

I am too. I was an indepndent contractor nurse, via agencies, and
the split was much more fair.
A lot less than half.
I have worked with agencies for many years as an IC in different fields,
and find that signing agency splits are much less fair for the IC.

Re: she was shocked when she found out the split.

I was asked to reduce my fee for a ss because they weren't making anything on the closing. They sent the invoice to me by mistake. They were paid $350 and I got $65. That one in particular never even saw the docs. The TC sent them to me directly and I returned them to the TC! I've been very careful when even considering reductions since then. This was a couple years ago. I find that most SS are getting double what we charge. Some more.
