I hate when the confirmation states $50 if loan does not
close! Kensington Title called me today, I've worked for them in the past, and the confirmation never had this stipulation before. I emailed and asked for clarification and was told that whether it was a not at home, no sign, or borrower rescinds the notary only gets $50. I emailed the scheduler and stated that I couldn't do the closing if they did not remove that stipulation. She said she couldn't, so I told her to call someone else.

This is just a total crock. The only reason they are doing it is because some brainless supposedly 'independent' contractors don't know how to act independently. State your case for why you should get paid regardless of the outcome. They may take it or leave it. Me? I get paid or I don't go. More often the former. Sometimes the latter. But, funny thing is I'm noticing a few less notaries in my area lately. I don't wonder why.

You don't want to work for Kensington Title anyway. Once you get past the scheduler, the men are rude and sarcastic. You have to chase your money down. They tried to stiff me. Thanks to a great borrower, I got my money. You are much better off with the way things worked out for you. Trust me on this!

I started seeing alot of this lately. Secured Signings tried to slip that in on me late last Friday afternoon while I was out on the road. I scheduled a closing with them, got home and on the 4th page of their instructions at the very bottom, "If the loan does not close for any reason, your fee will be $50". I called them on their cell phone since it was 7pm when I got the confirmation and they had no choice but to pay me full fee regardless since the closing was 10am Saturday morning. The tried to argue with me for 20 minutes about that.
From that point on, I always ask what the fee is if the loan does not close. That way I never get caught like a deer in the headlights again.

alot of sneaky 'add ins' are on confirmations. i really try (though it's not always possible) to retrieve the confirmation w/in a few minutes.
