I did a closing for a GA couple recently, they were here in PA. When I saw that the property was located in GA, I called the title co. and questioned b/c of GA being an atty. only state and apparantly it was okay to close here in PA with a notary. (I haven't heard anything about it not closing, anyway.) The couple were actually the nicest BO's I've ever had! They were happy with my service as well b/c they were used to attys. being rude and rushing them!

In Georgia itself, loans have to be signed by an attorney. I have signed "refis" and "purchase" loans for where property was located in Georgia. Original poster is from California, and as long signing is taking place in California and witness requirments are followed, there shouldn't be a problem, IMO.

I'm 15 miles from the Georgia line and I've done just a few of Georgia properties. For all of them there was an attorney on the phone walking the borrowers through the process. I think they call it (sounds like) mail away?

For the Georgia loans I've been involved with, the attorney has always spoken with me on the phone before the signing(s) and also reviewed the docs with BOs separately *before* I arrived for the signing. I have never had them involved with the signing while I was there. As with other signings, for Georgia property, I'm always been provided an attorney phone number should a problem arise.

I've done a few signings for property in GA and like Carolyn, I've spoken with the attorney prior to the signing as has the borrower and everything has gone well.
