Concerning message # 224249. Here is a non attorney being chastised by a signing company for not completing the closing. Had everything gone as planned, this closing would have occurred and the law would have been broken if the package had a Deed (according to PAW's input). If the signing had indeed taken place and discovered later, who would broken the law here. Only the agent? If the NNA is misrepresenting the agent position, what about the companies that will hire this illegal agent? The message # 224249 only addressed the agents accountability? Where is the accountabiltiy of the hiring company to know the laws of each state?

Snoop, I've had several SS call and "talk" with me about Georgia. The norm is for the SS NOT to be aware of each states laws, it happens over and over again. You cannot release the SA from their guilt in this, I put it 99.9% on the SA. If they don't know their own states laws regarding a signing what do you suppose they DON'T know about being a NP? It's exactly the same thing with SA's in Maryland operating without a TPL, sure the TC's and SS's have alot of blame hiring them BUT they ultimately shoulder the majority responsibility for breaking the law. They KNOW they're not qualified.
