I don't see them in SC. Orange "search" brings up some discussion with most recent being 2013.
Received an email from Tim Wagoner, Sr. Account Manager - National Settlement, asking for my availability for today 12-3 (email stamped at 10:21am) for refi with 30-45 minute drive from me. Docs were ready. I responded I could accommodate … purposely omitting my fee to see what they were offering. He responded their refi signing fee is $100. I responded my base edoc fee to that city is $150. He said "Sorry we can't do that." I thanked him for responding and we parted ways.
Have they always paid such low fees??

33 replies | I've been thinking about the state of our business a lot | By MW/VA on 10/16/19 10:47am
lately, considering all the changes because of platforms, etc. I recently have been dealing with one of those "home warranty cos." & how they operate. Their chosen "contractors" are inferior grade cos. willing to take the low fees they're willing to pay. IMO too much of American business is going to this kind of operation. Our business is no exception. It's becoming about automatic & electronic emails & texts, offering lower & lower fees with higher & higher demands. After building my business for many years, it's harder for me to maintain good cos. to work with. The whole situation is very sad. I get that it helps the cos. with scheduling issues, and eliminates the need for phone schedulers (which I still prefer). If they're saving money by doing that, why are they also trying to undermine our role in the process. Just venting here, and concerned with what's happening to business in America.

I just got off a 90+ page buyer package, and I was thinking about all the advice I received on my "tips for faster signings" thread. I got in and out in half the time I usually would take on that kind of signing, and I got a really sweet compliment from the signers on my way out the door.
Thanks for your help, all!

standards?
I was in the mist of getting rid of other dated and unimportant documents that had piled up, so to speak. One of those days.... It's their Certified Signing Specialist Code of Conduct.... Don't say it, Lee....LOL
Anywho….the SPW, Signing Professional Workgroup for those who didn't know, attempted to be the end all, know it all, etc., etc.. for our industry... IMHO.
Where did they go? Have you seen them?

S/S I have worked with for a few years called... > Reason for my call is we are exploring reserving NP / SA in your area... We would like to cut down on the time it takes us to get files scheduled... << Said fee structure would be the same and scheduling would be a minimum of 36 hour adv., all I needed to do was commit to days aval., non hours, and # appointments. Told her T,W,F,, 8 to 8,, 4 per. After thinking about this it seems to be a really great idea with plenty of time to handle other clients as well. This sounded interesting and wondered if anyone else got this type of call?.

Guaranteed Rate once was a big client of mine. Then they aligned with REALOGY and POOF! away went that client. Occasionally I would hear from Firmina of Title Helpers near Chicago with such and such a title let her schedule their closings as a SS until GR partnered with REALOGY. Founded in 2000 by Victor Ciardelli, the company was the sixth-largest mortgage lender in 2017 with $19.2 billion in funded volume.
Now I'm reading that Guaranteed Rate is now Partnering with Notarize to Power FlashClose T: The Next Generation of Homebuying!
It's the way of the warrior signing agent these days. Little fish are disappearing every day in this climate.

I had to decline. Too dark, no street lights. I'm not that brave any more, but before I could explain the scheduler said, I hate asking ladies to go out after dark in some of these remote areas.
There you have it. A kind, considerate, compassionate woman after my own heart.

7 replies | Emails from paid signing services? | By Nicholas Kontgas on 10/14/19 11:29am
Hey all! I get emails from time to time from SSs that promise a guaranteed number of signings per month or a guaranteed dollar amount of earnings, but they require a fee to be paid to be put on their listings. I have searched two of them that email me pretty persistently, but didn't find them in Signing Central. They are:
Notary Guide and USA Signing Agents.
Any knowledge about these?

12 replies | Another co. has gone to a notary "lottery". I got | By MW/VA on 10/14/19 9:32am
an email last Friday about a co. that is using a "lottery" system for assignments now. While I can't afford to lose this client, those systems don't seem to work for me. First, I'm not always at my phone. Also, the type of phone (iPhone & Android) & the cell phone carrier varies the time we get those messages. I have an Android phone w/Sprint, and it seems I don't get those messages quick enough. They're also gone in nano-seconds as we know. I'm also sure it's going to be a bidding war for these assignments. ;-( While this may be good for their scheduling requirements, it's not good for my business to have to chase work that way. ;-(

than one state.
According to my family law attorney, you can have as many revocable trusts as you want.
Turns out he owns property in OR, CA and AZ.
And he has two sons.
Sometimes people have very complicated trusts.
Any one every run into this situation, trusts in more than one state?

17 replies | Got docs - no Note, no DoT ... | By Yoli/CA on 10/13/19 11:51am
What would you do?
I accepted this signing Friday at around noon while on the road. I am familiar with this TC and have never had any problems with them. Signing is scheduled for Monday, 10/14th, at 1pm. That is a holiday for many. I noticed email came in shortly after 5pm notifying me docs were uploaded. Great! I thought. Got home around 9pm on Friday, dead tired and didn't bother accessing emails.
Saturday morning, I opened emails. Called and left v/m message for borrower to confirm. Printed docs. Then I noticed it's a rather small package. Prepped it and … lo and behold! no Note and no Deed of Trust. It's from a credit union (which are typically small packages) and appears to be a 2nd mortgage loan. I immediately emailed TC about missing docs. To date, no response.
Meanwhile, borrower texts me that he thought we were meeting on Sunday, 10/13th, and would I please confirm. I check docs. All dated for 10/14th. I reply to him that my work order says the 14th and all docs are dated for the 14th and cannot be signed prior to that date. Also let him know I have an inquiry in to TC about missing docs and would he please contact his LO. To date, no response.
I've now left a message at the emergency after hours phone number for TC.
What would you do? If borrower is willing, would you sign as scheduled and probably have to make a 2nd trip to sign all missing docs? Or, would you simply cancel at this point until you hear from TC, which may not be until Tuesday?

Injury will follow insult. 90 days after I performed an emergency signing for $150 dollars, they disputed the invoice amount and finally sent a check for $50. Print cost, 60 mile round trip, and arrangements count for nothing with these people. Lie, cheat, and steal works for them, because it’s all word of mouth contracting.

27 replies | Any tips on improving signing speed? | By Nicholas Kontgas on 10/11/19 11:12pm
I have been working as a signing agent for about two and a half months, now. I have 63 signings done as of today, which is great. I rarely make mistakes in my signings. I tend to err on the side of caution when working. This tends to result in my signings taking a bit longer than what I expect the average to be. I usually clock in at around 1.5-2 hours on an average refi package of around 140 pages.
I do admit that I love to chat with signers when we are at the table. I enjoy sharing my stories (I've lived in several different countries, ran some really interesting companies, etc.), and I love to hear other people's stories.
Recently, I did a refi for that was about 140 pages. I finished it in just about 1.5 hours. The signer mentioned the last refi they did only took them about 45 minutes. He admitted that this package had more paperwork than others he had signed, but his comment motivated me to try and improve the efficiency of my signings.
I'm sure that if I cut out some of the chit-chat I could save some time. But, aside from that, what can I do to try to bring my signings down closer to the one hour mark for the same 140-page refi?
