To the OP: Others have indicated that there may be trends, but as BobbiCT knows better than I do, there are also different legal implications with various ways the borrower signs. ALWAYS above our pay grade, as the saying goes. I've probably seen hundreds of packages with docs in a trust, but I still ask every time when a new one comes through. (The only exceptions would be for a lender that I know consistently wants it a certain way, and that I've seen confirmed in writing that way often enough - and there are very few of those.)

BTW, this question reminded me of a short article I read a few days ago with one person's opinion on "The Biggest Wastes Of Time We Regret When We Get Older". Number one is "Not asking for help". I'd add that a critical part of that is asking the right party, i.e. the source! (Everyone has an opinion, but sometimes it's worth what you pay for it...) Obviously, there are some things worth asking on a public forum like this, but other times, only your client can provide the answer you need.
