None of this "how many loans have you signed"? Anybody can fudge on that. Asking for a brief explanation of an ack and a jurat will certainly weed out the notaries who have no idea what a jurat is. Actually, just a quick question would do: "What's the first thing you do when you come to a jurat in a loan package"? If the notary says: "Tell the borrower to sign the document," hang up. Also, ask them to spell "Quitclaim." (Although I understand Quitclaims are used as commonly in other parts of the country as they are in CA .... ) And in 30 seconds, you've determined if you have someone on the phone who has a clue what they're doing. |
