I have a number of investor clients that are doing two things ( I asked ). They are turning some of their invst. props into Equity Share with the tenant, Lease / Purchase sales, they are getting upfront monies. ( they are protected if the market turns - tenant bails - they foreclose for their interest.) The other thing is they are taking HELOCs and CORs and cashing it. NO LOC... last time they were ready to buy only to hear that the line was being cut, eliminating their cash flow. ALL have said the same thing on the time frame 12-18 months and the un-realistic valuation by the market...
