I am surpised that Title didn't have her do a Power of Attorney. That would be my first logical thought.
I would think Signing by X for a blind person would be very difficult. In CA no one can guide their hand in any manner when signing by mark. Let alone reading the entire documents outloud. Plus, in CA we need to use 2 witness for a "signing by mark" notarization. Does Florida law allow POA signings for real estate refi's?
