has slowed to almost nothing here in SE VA. The refi market is very slim these days. I don't know if you've heard of SnapDocs, but it's a platform that has had a major impact on the biz. The fees being offered are a lot lower now (more supply than demand).
You were fortunate to be in it 2009-2012. The market has changed a lot since then.
