The advantage of the 4 signing scenario is there is a greater chance of most of them happening. The title companies don't seem to allow for the possibility of a 4 hour trip (there are only 2 Interstate highways in my state, so I assume an average speed of 30 MPH). The documents are very likely to be provided seriously late, which puts the signing in jeopardy.
There could be scheduling conflicts with the nearby closings when one of them gets delayed, but schedule problems are easier to fix if the signers are close.
And for long distance closings, companies that require any kind of electronic response within an hour of the signing (which, by their screwed up definitions, means the BEGINNING of the closing), either I don't accept it to begin with, or turn it back. |
