Foreclosure properties are high risk to title and lenders...I can see how it could become an issue. When properties are bought on at auction site, there is no title insurance. The title will be scrubbed by both title/lending as they don't want to risk financial exposure or be sued by vendors or previous vested owner, heirs, etc.
