1. I did a refi for a Louisiana property once in Virginia. I had to call title and they had to walk me through it. Something about the differences between English common law and Napoleonic code.

2. Unless you take deeds to the court house for recording then you might once in a blue moon get asked about what order deeds are to be recorded. If Title did their job correctly, you are provided with that information up front.

3. If you did get asked then Title would need to be called since it's their responsibility, never ours.
