The $50-65 non-attorney signing agent is stuck with the original fee.
The attorney, on the other hand, gets a % of the title insurance policy premium and "good will," which leads to additional work and referral from the borrowers and often the lender, lender's closer and loan officer, for making it work and their customer happy.
