and people still purchased and quite a few even refinanced.

Not the ideal scenario. But it did happen then and with rates today being not even half of historic highs, consumers will probably continue to purchase and refi. The Fed is once again trying to halt inflation by raising rates. History repeats ....

The difference now is the additional technology. More technology, more room for fraud.
