I had a seller signing this morning for a property located in CA.

The docs were sent to the sellers via FedEx and only the Grant Deed required notarization. The TC also included a form for the notary to fill out requesting contact and commission information. If the notarization was being performed out of the state of CA, it requested the use of a state specific certificate for the state where the signing occurs. They stressed the need to fully complete the certificate in order to avoid any issues with the county recorder.

Now for the twist, this statement was printed at the bottom of the form:

"I give the following authorization to First American Title:

Authorization to make minor changes corrections to the complete notary acknowledgement or jurat (if permitted under notary law for the state in which the notary is commissioned)"

Has anyone else seen this statement before? How did you handle it?

I did sign the form but added a statement of my own:

"NOT Authorized under Florida law. My signature acknowledges only that the information provided above is valid"
