rate for one lender for commercial refis. It's somewhat low for a direct fee (150), but I do get volume from them ( many pools of loans 2-20 at a time) and I work as a team with local notaries to service this particular client. However, a few years ago it really bothered me how high the percentage was that this client took of my revenue and I made it my goal to spread out the percentage more in my client base. I also raised my fees with other clients to offset the lower contracted fee, that helps take the sting out a little bit. They are still one of my best clients, but now they take up a much smaller percentage of my revenue because I am so busy with other clients as well.

I bought a Prius Prime this year and average 80MPG. Woohoo!
