Having read a lot of the post on this forum for the past two years, I wanted to finally add a comment. I am a notary but also have worked in the mortgage industry and know that the view's most notaries have on signing services are not completely accurate.

Yes, a signing service does take a portion of your fee and a local title company only working in one state can call notaries direct and by-pass the middle man and it is a good situation for all.

But, where a signing company is important is for nationwide title companies who can't know all of the notaries in all parts of the United States and they don't have a person in their office who can make 20 calls looking for one notary when they are rushing trying to complete 12 closings.

Nationwide title companies also do not have a staff person who can be available to answer notary questions for late night closings or someone who can make sure the signing was completed in Calif. and report back to the lender on the East Coast by 8am.

Most of the notaries who post on this forum do a good job and are reputable but as I stated before, the United States covers a vast area and you get all types of people, some will take a job but quit if they get a call and the fee is higher so the signing service is available at 10pm Eastern time to find a new notary for a 8pm closing on the West Coast. Also, if the title company didn't get the information that the borrower is closing in Colorado on property owned in Alabama and yes, the appointment was confirmed but the address and state failed to be confirmed. A new notary is needed late after the title company closes.

So, friends, when you have a signing service call you it is perfectly OK to refuse the work because you are not getting the full fee but at least you know why the nationwide title companies need a signing service.
