In Fl we use mortagages, and the only deeds we have are specific to a cause (Quit Claim Deed, Warranty Deed, etc.) I know you use Deed of Trust in CA and many other states. The witness lines are, to my way of thinking, there for the states that require them, or when the lender requests witnesses, which can be in any instructions for any state. I don't use them except when the instructions say to have witnesses, which is seldom. I believe you would be doing much the same in CA.
