yes, always good to use agent that knows the areas. I had a deal in Portland where lender appraisal came in $100k below sales price. The appraiser didn't know the area and used comps that were about a half mile away but not remotely equivalent to the sellers neighborhood. when seller gave us a list of different sales, appraiser reviewed and adjusted. Probably couldn't happen today, bit just goes to show how values can be all over the place, |
