Depends on the state you live in. If you live in a witness state, then yes you need witness, it is up to the borrower to furnish them. Just let them know in time so they can line them up. Sometime the borrower would like this at the end of signing so their business is kept their business.
Have them sign exactly how it is printed underneath the signature line.
Also watch your initialing on the documents. If they are sign in both trustee and individuals they need to initial
John Q Dow = JQD all within the margin.
