Thanks for the replies. To clarify, there is absolutely no way I would agree to notarize a deed with an included acknowledgment missing the box. Since it's my boss presenting me with a client's deed as part of the prep for a full estate plan signing, it's an easy fix and reprint in Word before the client ever sees it. If it were a one-time walk-in client, I'd probably just pull a clean acknowledgment form from my supply and attach it, or point out the flaw in the built-in acknowledgment and ask them if they would prefer that I hand-draw a box (so they don't have to pay for an additional page to record). I'm still kinda shook by my boss's claim that she sees already-recorded deeds missing the box "all the time." My experience with our county's Recorder staff is that they are very persnickety sticklers who wouldn't let that boxless notice get through...but who knows, maybe they're less picky about things that get filed by mail or in large batches. <<shrug>> |
