I have never had a lender not accept credible witnesses. But usually they do not even know that I have used witnesses. I have had a couple of lenders that want me to have the witnesses sign a statement & have me notarize it. The Hand Book does not say that you can't do that, but it does not require it, so I push back & try not to do that. If they loan was contested that notarized statement could get a witness in legal trouble, and I think that is not how the hand book is looking at the function of a witness.
