Sounds unethical for a realtor to make that kind of offer, however, starting out, they want realtors to go knock on doors and ask for people's listings, but not to have them sign such a contract and record it.
I would never lock into an agreement for "if and when" with anyone or when "I die"?? Sounds like a highly desirable piece of real estate, and your friend would never have an issue listing it when he feels like he wants to sell.
I would tell your friend to have this realtor kick rocks, and when he wants to sell, he will do so on his terms.
