Since you are notarizing in CA, as a California notary, why are witnesses required at all? I believe you are fine, notarizing by CA's laws.

When I sold my father's home in Florida, I sat in an escrow office, and there were two witnesses required to be present and to sign the warranty deed transferring title to the buyer.

 The FL witness requirement varies by county. Some require 2 -  MW/VA on 2/25/21 9:47am
