ALL counties in FL require witnesses for deeds of conveyance

"Another example is Florida. Certain counties in Florida require witness(es) for a deed of conveyance. If documents are being signed in a state other than Florida for a Florida property within any of those counties requiring witness(es), then we must comply with that requirement (witnesses are procured by signers or notary). [If I'm wrong on ANY of this, please notary in GA or FL please correct me!]"

Certain counties also require witnesses for Mortgages. It's just a few rural counties.

These are recording requirements, not Notary requirements, so they apply regardless of where the notarization is completed.

Florida allows notaries to witness as well as notarize a document, as long as the witness signatures are not being notarized. A Deed or Mortgage signing would require one other witness in addition to the notary. The notary must sign on the witness line as well as completing the notary certificate. If your state does not allow a notary to witness and notarize the same document, you would need 2 separate witnesses.

 The FL witness requirement varies by county. Some require 2 -  MW/VA on 2/25/21 9:47am
