From day 31 you start...first a few emails with a gentle reminder. After 1 week you get to business and to the point. You have to include in that email names, the loan number, the escrow number, names and emails of the realtor, LO, title contact, phone numbers and also let them know in 72 hours if you do not have payment (list your acceptable ways), you will start collections and let everyone know involved including your states insurance commission, Dept of Labor, whatever means your state has. 99% of the time that gets results. If you are in the same state, even better for small claims court (they go to you). Certified letters also work. Notifying title co. works sometimes, other times they don't care, they didn't hire you and tell you to take it up with your hiring party as they paid them... Good luck
