early-mid 2000's as long as they could breath. They weren't prepared for the payment increases and assumed they could refi their way out. The lies that were told to borrowers by lenders and themselves were astounding!

Lenders are willing to risk again because they are driven by todays profits not tomorrows potential losses.

all the above MHO based on living the dream!!
