A couple of years ago when rates were much better, I had five refis for commercial tenant anchored centers that paid $250 each, I printed two sets, no faxbacks, and overnighted the same day, as they were same day closings out of state.
Stick to better fees. These transactions are golden. The borrower doesn't go through all the hoops that residential loans require because their qualification is based on the borrowers financial portfolio strength, not a salary. These borrowers were in their 80s. It wasn't their first rodeo, and as Janet mentioned, professionalism, confidence and expertise are key, or you wouldn't be there.
