"Only if you have a financial interest in the property do you have a conflict." That was my understanding as well.
My daughter is in the process of purchasing her first home. She is totally independent from me and self sufficient. She's scheduled to sign probably this weekend.
Initially, she asked me about a conflict of interest to notarize for family members. I told her only if a direct financial or beneficial interest in transaction. She's dealing with her realtor and loan officer on this and was going to request me as her notary. She just texted me to say: "From my agent - they're going to connect me with a different notary this weekend." My initial thought was so long as it gets done and gets done right the first time.
Now I'm wondering if agent is using their friend/family member. Yeah, I know ... sounding like sour grapes on my part. But, it would've been such a proud moment for me to sign my baby's first home purchase.
