Actually, it's not working for free, its working at a loss!

I'm lucky, as I've been paid by everyone except one company that owes me for 1 title search.

If you except low fees, then you are pretty much working for free, but when you accept closings from known deadbeats, then you are working at a loss. As you have all the above mentioned expenses, and you receive nothing in return, so your expenses are out of pocket. Then you lose even more, by having to waste your valuable time collecting money from the deadbeats.
