I call the borrower as well as soon as I know of a cancellation.

I had one borrower state after they went with a different lender -that they would only "close/notarize documents" with me. : ) Got some great work from this borrower since I was polite after the first "loan officer / title company cancelled on him 3 times (each signing was suppose to be with me before it ever came to the table.). I ended up getting about 4 closing with that company that same week!
