NR lack of information Concerning CSS status
Posted by jnew at 11/18/2013 1:08:00 PM
I have seen the announcements from NNA and have read plenty in this forum, but I see nothing on this site dealing with the transition from NSA to CSS for those companies requiring it. NNA said they are not excluding other sources, but I have yet to see any info directly from any other sources. I guess the relevant question is: Will the NNA be the only source these vendor management will be using? Too many questions and not enough defined answers.

An answer to Pres. Obama's question about paying our bills.
Posted by jnew at 10/10/2013 3:37:00 PM
The President has said that the country must pay its bills. He used the example of a household who had to pay the mortgage and the student loan etc. The need exists for a person to pay all of their bills, not just one or two. I wish he would have continued to explain how a normal person has a limit to how much they can spend in order to pay those bills. When a normal person exhausts all of his or her credit, they can no longer borrow to pay those bills. The only solution is to spend less and eliminate things from their household budget which are unnecessary. Common sense dictates that this is the only way one can survive financially.

E & O offer by email
Posted by jnew at 7/17/2013 9:34:00 AM
I received an offer for notary E & O via email this am. They quoted "as low as $825.00" The company name was Foxpoint. Do you think that this insurance will be required in the near future? I am on social security and am limited in the amount I can earn, and this type of expense would be too big for me to sustain, since the SS limits my income until I reach the age of 66. Will this be a part of the tightening up of oversight they have been talking about? The notary rates are being pushed downward and now they want to raise our expenses.

Citibank EZ Pay-form glitch
Posted by jnew at 7/11/2013 9:53:00 PM
I got an order from your friendly neighborhood signing service directing me to have the borrower sign the EZ pay-form even if BO rejects the offer to debit his checking account. The problem is that the first paragraph specifically says that by signing the EZ pay-form the BO is authorizing the debit. All of my other customers that give me CitiBank signings only require a check mark in the decline box with an initial in the margin to the left of the box when the BO declines. Postclosing report comes back with me to go out again and have the form signed. I state to SS that if I have the BO sign the form, should I not cross out the first paragraph and have BO initial, so as to make the authorization to debit invalid.

I am no lawyer but I have been in enough real estate closings in the last 35 years to know that no lawyer would advise his client to sign the statement under those circumstances. I doubt that the lender required this. I have a feeling that the escrow people at the title company misread or misunderstood the document in requiring the signature. Anyway, I feel I may be opening myself to liability by asking the BO to sign this form. I feel by doing so, I am requesting the BO to sign a contradictory form and essentially I am asking him to sign a false statement.

Would you as a conscientious NSA

1. Refuse to present the form for signature and have the signing service have another person do it instead?

2. Hire an attorney to examine the form and give me legal advice that I can present to the signing service?

3. Dummy up and just do what they ask of me?

I put the choices in the order in which I am leaning. I might just have to bail on the closing and accept any fee they will allow me and not do Citibank loans with this title company any further
