For all of you who tried to help me out - many thanks

The NY couple with the property in VA. This was a real experience. Basically all of your thoughts went down the tubes.

I got a hold of the chief Investigator of the DOS, Div. of Licensing Services. He was in his car. Went to the side of the road. so here goes -

1.) As a NY notary I can't certify anything, period. Can't authenticate any doc. There went the note. Also the ID Letter where I needed to cross out duly sworn and closing agent.

2.) Attach a NY ack to the DOT

3.) Forget about attaching acks to all the others. They aren't conveyances. Use the VA language and change the state and venue. NY apparently doesn't require specific language in these cases. Wasn't real property in NY but another state.

4.) I probably forgot some other things we spoke about but those were the highlights.

I guess I'll find out Monday. Nice wekend to all.
